If I ever move back to Raleigh area I suspect I would end of on fringe like maybe Creedmore area. Would use my self driving car to get around. Being I would only move back to Raleigh if forced out of current home by health reasons - lol.

Also noticed that Coastal Credit has fences around their entire building area and parking lot on St Alban’s. Think someone mentioned that this was being upgraded at some point?
Yup Coastal is doing an unspecified building overall for like a year I believe. Instead of building that new HQ tower next door
Downtown South needs a flagship retailer maybe Kane Realty can pull in IKEA to build a store on the south of I40/440 property next to a highway exit? Heck even expand the exit so that people can directly exit into the IKEA-anchored retail area. Urban-lite IKEAs are everywhere so vast expansive lot of lands aren’t really needed anymore.
In the article recently about Ikea expanding in the US, they mentioned that the small urban store model was an experiment that they were moving on from, though.
Urban-lite is a massive parking structure instead of a endless expanse of surface parking.

Related; there is a pretty large encampment along the East bound Saunders st exit. It’s unfortunate that so many house-less folks have popped up over the post 2020 years. You really see them along the southern Greenway, and the Saunders camp is actually impressive. Any development there is going to have an interesting/probably tense displacement exercise to start things off.
It really would be a boost for that whole area.
