Alamo-style movie theater and a bowling alley will do it. There just needs to be a visionary developer willing to risk building a mix-use tower with specific entertainment value in-mind. I asked the developers of the Nexus for considerations but they didn’t seem to care.
Again moving the arena to downtown be a good incentive for developers to expand the scope of their projects.
