Luke DeCock of the News & Observer printed a lengthy interview with Tom Dundon over the weekend. Dundon commented on plans to develop the real estate around PNC Arena. “I believe we can build the best sort of multipurpose entertainment district because we can take what everyone else has done, but no one has this great location. We’ve got this unbelievable location with an arena and a stadium together, which is really neat, right?” No mention whatsoever of a downtown arena. As far as the Canes are concerned, I think it’s a closed issue for the indefinite future.

What he doesn’t note is all of that land is owned by the State of North Carolina and the Republican legislature will do jacksh## to help Raleigh, not to mention you have multiple bureaucratic entities who have no profit motive “motivator” like the group that oversees the Hunt Horse Complex, the State Fairgrounds, & most notably Woofpack nation who would lose their minds if their beloved giant parking lot that is used maybe 7 times per year were “activated” with dense urban development.
Remember what Steve Malik ran into when he proposed building a soccer stadium on State property across from Logans?
Downtown(aside from State Govt real estate), Downtown South have none of these hurdles……just a few politicians who will try to extort him to get their cousin cut in on the project.
I am all for something (entertainment district) succeeding around P&C Arena but I have my doubts. As @UncleJesse points out there’s the horse complex, parking used for the state fair, offices, townhome neighborhood, Cardinal Gibbons high school, etc. just to name a few who might have something to say about this.
I won’t copy and paste any further N&O content, but Dundon did allude to the roles that the property owners would have to play and implied that everyone is on the same page as he. Time will tell. In any event, a downtown arena isn’t on his radar in the intermediate term.

Doesn’t the Centennial Authority control the lease of the land though? Pretty sure they announced somewhat recent that they were open to development there?
They may oversee the lease & the arena itself but the State owns the land.
This is a terrible idea anyway. Every other city in America has moved their stadiums to their city core. They didn’t try to artificially create a “mall” around their stadiums which means any business operating there would be solely reliant on PNC being booked 24/7 to be viable whereas if the arena was downtown and sewn into the fabric of downtown’s everyday life….a restaurant, for instance would not be totally reliant on whether the Canes have a home game that is a sellout.
“Susan & Tim” would also be viable customers for them regardless of Home v. Away because they live 6 blocks away and could simply walk to the restaurant….

I wouldn’t say every city. The Atlanta Braves moved out of downtown Atlanta and built a retail and sports complex in the burbs.

Atlanta is also a metro of 7,000,000 people. You have to add Raleigh, charlotte usa, & Greensboro to equal that population
Yup. And because of how uniquely dispersed the population of the Triangle is, it’s not the worst thing in the world to have it west of downtown Raleigh.
I’d rather have a downtown stadium, but that wouldn’t be a bad compromise.

I like downtown sports venues (except football, which is too large), but I think that retro ballpark in an urban location was the prior trend, kicked off by Camden Yards in Baltimore.
The current trend is mixed use development anchored by the sports venue. See Truist Park/The Battery in Atlanta, or Hollywood Park in LA which is home to SoFi stadium and the new arena for the Clippers. The Deer Districtin Milwaukee is another example. Or the one around the Chase Center in SF.
You need a lot of land for this type of development. Sometimes downtown, but often suburbs. PNC is in a great location, if the state will play ball and let it be developed.

In it’s current state I don’t see us ever pulling off anything like a development district like Broad street in Nashville or any of those others you mentioned. Hell I’d even take something like the bar/restaurant scene around the DBAP compared to what’s around PNC now (Backyard Bistro and a Bojangles?).
Any reason to not get in your car and drive home immediately after the event would be great. I don’t know how you make that feel organic and not like an artificially created shopping mall type experience.

Right now, downtown arenas/stadiums aren’t getting built unless the team can play Monopoly around the venue with mixed-use development, hotels, housing, etc. Kind of like a Downtown South. If that isn’t happening in the next ten years, it makes perfect sense to try and turn the acres of parking lots around PNC and C-F into some sort of wallet remover for sports fans. Fans might complain because people love their tailgating here and everything, but at the end of the day the money is too good for Centennial/Dundon/etc. to pass up.

The parking lot around Carter Finley Stadium WILL NEVER EVER EVER EVER……be developed into a “mixed use anything”!!!
Mixed drinks; highly probable.
But I would bet every dime I have NC State will NEVER develop that parking lot.

ESPN FC and MLS Commission Don Garber had a Q&A where they went into detail about MLS expansion for team #30. The 2021 season, which just ended, had 27 teams. Charlotte (#28) and St. Louis (#29) are joining in 2022 and 2023 respectively.
I think it’s clear, especially for conference alignment, #30 will be a Western team. It looks like Las Vegas is clearly the frontrunner, based on the article. It’s an interesting read and I thought I’d throw it out here for everyone.
