Here’s my idea for that plot and the surrounding area… I figured I’d update it with this new project. (Actual projects in yellow, red is a mix of townhomes, apartments, and single-family homes… total 355 units)
A subcommittee of the Planning Commission is meeting next Tuesday to discuss, in part, rules to make it much easier to build something like this! I don’t think it’s legal to stuff so many units into one lot with the laws in place now, but that’s exactly what they’ll be discussing there.

The city authorized the design contract for the relocation/replacement for Fire Station #3 to Rock Quarry Rd. Curious what the plan is for that site after the new station is completed.
This will have to go through several city committees before Sept. 7, when City Council will decide whether this decision is okay. The house is already in the Oakwood historic overlay district, but I’m not sure how valid this would be (or what it means for possible denser developments around this part of DTR, especially with a proposed BRT stop nearby).
Who owns the parking area in front of the fire station (marked Empire) in the plan above? I would think this would be a prime development site, especially with the relocation of the fire department, but since I’m new here, sure it’s been discussed and just missed it.
While I’m thinking about it…what’s this land here? Is it part of the school? It has different owners. You could get a decent amount of housing or mixed use.
Here’s a very old article about the owner, Gordon Smith. There has been quite a bit of discussion about the history of the parcel and potential uses moving forward. There was speculation that its use would be contingent on the relocation of the current Exploris campus to the Gateway property, which is no longer the plan.
I would certainly like to see more use be had from it.
The NCOD that that property sits in is directly impacting it’s development. I’m sure of it. You couldn’t do much with that zoning that was out in place there in the early 90s.
Hey, when I worked at St Aug’s that place would take good care of our student trips, they would get us set up for breakfast and have it ready when we would leave even before they opened and they would never take our money, they refused, whoever owns it are nice folks.
6 acres of development could be quite the opportunity for a developer in a quickly growing area of Raleigh. I am interested to see what comes of this property and hope a mixed-use type of development is implemented.
