3 bedrooms on one floor is a condo, and that’s why I live in them instead of multilevel townhouses. Not only is the square footage more efficient in a single level condo (no area lost on each floor to vertical circulation), there’s no stairs to climb.

I lived in a 3 floor townhome and totally agree it’s not the most efficient arrangement, not to mention a PITA to move in and out of.
The irony is that pushing the stairs outside the unit is more efficient for you, the unit-owner, but LESS efficient for the developer. Townhouses are marvelous because they’re “100% efficient” – the entire inside of the building is sold off, and there aren’t any interior stairs or hallways or elevators to manage. Plus, the buyer thinks they got a lower PPSF because they’ve bought a bunch of circulation space, and they definitely get lower monthly maintenance fees.
Also, there’s substantial upfront and ongoing legal expenses involved with a condo that don’t exist with just a homeowner’s association.
All of the costs of a condo are passed onto the buyers. When one buys a condo, it’s not just the space within your four walls. Amenity rich condos have the costs of those spaces parsed out to the individual units, and the maintenance of such spaces is built into the HOA. That said, I’d still rather have that situation and the single level living. To each their own…
Atlas Stark has purchased the Friendship Plaza next to WakeMed with plans for a major overhaul.
I’m hearing initial reports they may demolish this strip mall and go vertical. But nothing has been confirmed yet.
Or sell it after rezoning like they did over off Hammell / Saunders…?

Would love to see some good restaurants there. Seems like there are limited places to pick up a decent lunch/dinner in this area of town.
I would love to see some huge storage units here, can’t get enough of those.

Raleigh’s bike lane game has REALLY taken a leap forward in 2021.
Just saw a single small construction truck in the parking lot and a piece of plywood removed at the door. I’m so curious what and when that lot will be used.
These 4 townhome units got listed today, I expect with rising land values we will see more of these developments.

The $475,000 price tag actually seems like a steal for these in downtown standards.
