Are they f-ing serious about that price way out by the Beltline? That’s insane, not to mention how close it is to Crabtree Creek and all its flood potential.

yep, very steep grades, unusable land by the creek and only around ~2 acres buildable. Likely going to be medical office.

They can ask whatever they like and see what the market will bear. I have no idea if it’s worth it, but in a high traffic commercial area with easy access to the highway. I would think medical development as it’s so close to Wake Med and other medical facilities.

Update: Now 3 buildings; 1 building with 2 townhomes facing New Bern, and 2 apartment buildings. Based on the stairs going to the roof, looks like the apartment buildings would have roof patios as well.

Hmmm…ok! Glad to see some empty space get redeveloped but I do have to worry if we’re getting a little too townhome-happy on the BRT corridor.

Yea, it will have roof access with the stair tower and Parapet Wall as railings.

A couple more stats : 28 units total : 4 one bedroom and 24 two bedroom.
Required parking : 25
Proposed parking : 40 (developer knows these will struggle without enough parking)

Interesting. Feels like that section of New Bern from where it splits with Poole Rd all the way to Wake Med is going to be changing rapidly in the next 5 years.

Recently saw that the old gas station at 1700 New Bern is listed as under contract too. Curious what will happen there.

I walk by there almost daily. Formerly 1 SFH now becoming 4 units on the 700 block of East Hargett.

There is a lot of activity around this area lately. These mimic the ones lining New Bern with 3 levels and a rooftop porch. Total of 30 units with this alone

Prices will be interseting on these. Maybe a good natural experiement of being able to compare to SFHs built right there.

All 30 of these are 1br? Is this supposed to be student housing or something?

For some odd reason every single one of these 3 story town-home projects list the units as 1 bedroom. But like the ones on New Bern they’re basically the identical layout of 3 bedrooms with 1 room or office on the 1st floor near the garage, kitchen and living room on the 2nd floor, then 2 bedrooms on the 3rd.

I’m not sure if people are familiar with this corner or lot exactly but these will dwarf everything around them. Someone mentioned these being a litmus test for pricing and speed of sale. Like the New Bern ones I anticipate 550-600k and a majority will be pre-sales before constructions is complete.

I wish there would be more units with 3 bedrooms on the main floor, as that would be more appealing for a family of 4.

Building code definitions of “bedroom” are stricter than what real estate agents pass off as bedrooms; these 16’ wide units will likely be marketed as 2-beds.

That… sounds like a ranch, not a townhouse. Those large townhouses with 2-car garages often have 3BRs on an upper (2nd/3rd, not “main”) floor, but townhouses closer in will generally save land by stacking rooms above.

67% of all housing units in Wake County have 3+ bedrooms (even though only 39% of households have 3+ people), so it’s not like there aren’t any other options for families.
