What an incredible use of space, 14 apartments on top of 5 retail spaces. Is this the development in partnership with St. Augustine’s? or maybe I’m wrong. They demolished the old house sitting on 311 Tarboro, so this must be imminent.
From last August. TBJ: Raleigh developer teams with St. Aug’s on affordable housing, retail project
Looks like a few slight changes.
I’m getting a strong whiff of value engineering from the difference from those plans. Oh well.
What do you mean bites the dust? Was this not approved or something? Or are you saying the empty lot is no longer going to be empty?
What road and area is that in those drawings? It doesn’t look like Tarboro and Lane to me?
Yea looks different. Best guess from me is that the building used to face Lane St (based on the renderings) and in the redesign it was rotated 90-deg and now the long edge fronts Tarboro.
The empty lot will no longer exist because they’re building something on it
There is a “Where in the US was this cookout picture taken” It uses google earth and you guess using the map in the bottom right. You’ll probably have to make an account. I love the game though.
That’s what I thought, but hate to assume! Thanks.
Thanks Drew. Would love to hear about anything you learn @ this project!
I am not a fan of bojangles or cookout in general plus the land could be so much more than drive thru chains.
With 1601 New Bern beginning their adaptive reuse I expect food options will start to grow in that block….ALL most likely better choices than fried, fried, & fried chains!!

Can’t wait for the 1601 NB project to kick-off (which I hear is soon). Combined with ongoing residential projects going on this kind of stuff will start to fade along that long block…

I was curious what this multi unit was going to become. The constructions looks nice, but I’m curious how long this will take to sell for basically becoming a landlord for 4 separate units. $1.4M isn’t cheap.
"Incredible investment opportunity in prime downtown Raleigh. Excellent opportunity for rentals, Airbnb, B&B, Vrbo! Building has 4 units, each have an office, living room, bedroom, bath and kitchen. All new electrical, all new plumbing, all new duct work, new Sheetrock and fire insulation. Gorgeous double porch, side yard with new patio, custom bench and outdoor market lights for a night time ambiance! "
I guess I’m glad it’s still a quad.
$350K (X4=1.4M) for new one bedroom condos is not an unreasonable number these days, but the developer really dropped the ball on those tiny kitchens. They have very little cabinetry and no dishwasher. One thing that most developers are doing today is providing nicely appointed kitchens.
GE Profile™ 18" ADA Compliant Stainless Steel Interior Dishwasher with Sanitize Cycle - PDT145SGLBB - GE Appliances they arent perfect but i had one added to house in roanoke built in '62 that had no DW. it sure beats hand washing but i had to get a set of dishes at 9.5 inches
Time for the City to step up and start shutting down these sh##y gas stations.
Hopefully the project @ 1601 New Bern will expedite the clean up of this block. It’s a eyesore for the City but more importantly these crappy gas stations seem to be a focal point for this sort of deadly reoccurrence on a regular basis.
It would be even better if we could get to the actual underlying cause(s).
The only reason it was reported because someone is in critical condition too. This happens WAY more frequent than you would imagine or gets reported on this corner and the opposing corner where the 16 year old was killed. I refuse to stop at either gas station for this exact reason, just look at the amount of shell casings on the ground with police markings its roughly 20 at 4am on a Monday.
Also, I have a friend who works the gang/drug division at RPD, 90% of the time it’s related offenders over drugs, money, or girls. Not lack of affordable housing, rising costs, or the pandemic. In Durham yesterday in broad daylight a shootout occurred involving a school bus that had to swerve into a ditch to avoid it. At what point can we agree what we are doing isn’t working?
