Residential Infill along New Bern - Edenton

Not much they can do: Old Rex is zoned OX-5 (five-story office buildings) because it’s… a five-story office building, and has been for nearly a century. Same for DMV, which is OX-4 with an Urban Limited frontage.

Under NC law, third parties can’t petition to downzone land without the owner’s approval, though the city could.

1601 New Bern Avenue appears to be moving through the permitting process. Found this online.

Those started right at the peak. Asking ridiculous price for that location. Think contracts have backed out. Completely stalled construction really about 3 months ago. Would not be surprised if taking over by another builder at a fire sale price.

I walk by these several times a week. Progress is definitely slow but I’ve seen work taking place on the insides mostly at this point.

Will add to my own post that I just drove by and you can see workers in the 3rd house inside. Saws running, radio blaring.

Yea I see workers here everyday. I believe all of them have sold also at $1M+. So these aren’t changing hands. Subcontractors are the least abundant currently so it’s no surprise to see them work on one project for a few days or weeks then move to another project.

Maybe this is old already news - but I just noticed they tore down the last drug house near the corner of Tarboro and Edenton.
Search of records looks like the 4 lots will be developed into 20+ townhomes.
Anyone know if this is still in the works?

Still pending site approval. It does state in the application that at least half the project has to be completed by January of 2025, so if it’s going to happen I would imagine we’d see something happen within the year. Happy to see that corner lot demolished-- it had become a dilapidated, makeshift shelter.

Hi, this is a bit off of New Bern down RALEIGH Blvd in the neighborhood Battery Heights. I am thinking this is a good example of both infill and response to the BRT, just a five minute walk on Raleigh BLVD to the nearest station.

What does everyone think? Any ideas on pricing and affordability? This would be a change in vibe for that part of Raleigh Blvd big time (and behind that, the neighborhood). As I hear from neighbors about this I wonder what are the considerations for a layperson like me to review and pros/cons to share with neighbors. People talk about traffic, parking and rain water runoff. But what else?

These sort of projects are welcomed, but they are not going to get the job done in terms of creating the sort density that will enable the BRT. As for affordability, I highly doubt that they will be what most will consider affordable. They are nearly 2500 ft2 each and that ain’t gonna be cheap.

I mean 7 townhomes isn’t that big of a change for anywhere really. It’s also uphill from Raleigh Blvd, so no storm water considerations for the rest of the neighborhood. 7 townhomes will have a hard time making much of an impact on anything like parking or the other items.

Think about when they built those huge homes on Sherrybrook around the corner from this in the 2000s. They clear cut all around that and build huge homes. Now it doesn’t even feel like those were ever new or had any impact. This is much smaller than that was.

There were some 2,400 sqft houses build 3 doors down from me about 3 years ago and the big thing I noticed was that family’s with 2 or more kids will flock to them. So few options in that size around that these are really valued by families.

They’re 3 bed 3.5 bath starting in the $400k area. It doesn’t list a square footage but I would guess in the 1300-1700 range.
