It looks like the city wants to pitch the state and possibly acquire the old DMV site at New Bern and Tarboro.

According to the letter of interest, the city is looking at affordable housing, mixed-income housing and potentially services like a day care center.

The Department of Administration sent WRAL News the letter that outlined the “vision and opportunities for the former DMV site” that the city drafted, saying it “creates a rare opportunity for a generational investment that would provide affordable housing, as well as access to such amenities as reliable transit, day care, workforce development and culture.”

Baldwin did not indicate how long this process will take or outline the timeline of what’s next. However, you can see the Vision Memo and DMV Site Vision Document.

Please no……as a taxpayer in NC, this asset should go to the highest bidder.

Plus Raleigh will spend a decade in “community listening tours” before they ever do anything.

Hope the state goes for it and the City finds a way to blaze a public / private partnership here that sets a new tone / opportunity for mixed use market rate alongside tiered affordable housing at varied scale of AMI. Really could be a unique and functional test case alongside the future BRT.

The site is not oriented right for baseball. It would have its back to the west, and the city skyline. Malik and a soccer stadium would work! With mixed use and transit station. Just dreaming.

I’m thinking mixed use with transit, stadium and mixed use. I digress from your thinking.

Should be a different situation than say Heritage Park here since we’re not starting with needing to keep a set number of 30% AMI units. Should be a more similar process to the block East of Moore Sq.

A nice development there would be ideal - one that is via a bid.
I wonder if the city has considered any initiatives for the other 3 BRTs?? It starts to feel like the City believes the New Been Ave corridor is the only one that could benefit from this type of development. It could be that I am just not aware of other planned initiatives. Affordable housing is NEEDED and NECESSARY, AND it needs to be equally spread around the city. The available plot offers grand possibilities and I do not blame the city for planning.

The City has been acquiring sites along the Western BRT line. One site that was recently in the news is near the intersection of Hillsborough and Western. Part of it is that New Bern also has the higher number of vacant and underutilized lots, will be the first BRT route to come online, and is the closest to existing services (WakeMed, County services off of Sunnybrook, etc.). I imagine we’ll see more site selection along other lines as time goes on.

Thanks! That is good to hear.
A part of my opinion also has to do with the fact that the services have spread out to be more available around the city and the housing availability should as well.
It is promising to know that acquisitions are happening around future BRTs. I appreciate the info!

Are these still the stops for the first phase of the BRT?

If so, the residential infill along New Bern should be informed by these station locations. I’d love to see an overlay of these stations with a living map that identifies all of the infill projects in this corridor.

I’m not 100% on the stops, but looks right. The City has the Duplex Village site acquired right at the Raleigh Blvd. stop, the Milner senior affordable units under construction right next to that, and the whole East College Park development in between the Tarboro and Raleigh Blvd. stops. The DMV could be another. There are multiple City and County affordable housing projects underway around the WakeMed stop, mostly in the area behind the hospital where there’s also County services. And, as I understand it, there are potential site acquisitions under discussion near the stops outside of the beltline and some tax credit rental projects proposed by development partners. Some of them, including private developers, are also looking to utilize the new TOD height bonus for including affordable units.

The bond has given the city a lot of flexibility, speed and resources to purchase sites that it didn’t have before, and the real estate office and housing staff have been cranking out discussions left and right for sites across the city, but especially near the transit lines.

Came across this map of rental projects funded since 2016. I don’t think it includes projects with planned funding (Duplex Village, etc.) and potential sites (Western), but ones that have already been built or well under way. I also forgot about the Pines at Peach Road that was recently funded for the southern BRT corridor, and Thrive at South End close to that one to @Luka 's point.

The gradual extension of Oakwood into Idlewild should do wonders for their future value.
