Residential Infill along New Bern - Edenton

As a recent resident, I don’t really mind. I like and respect my neighbors who have lived here for generations and I’m happy they’re being prioritized in usage of such an important property. They’ve invested a lot into this community and I’m glad the city seems to respect that work.

Most new residents here who aren’t younger generations inheriting properties (who would know the area and match the criteria) bought fairly pricey houses, us included. I’m not worried about our needs being met. I would love a coffee shop, but I will be just fine without one.

So, appreciate your concern on my behalf I guess, but speaking for myself, I don’t share it.

Looks like the fencing that went up around the finished(?) townhomes at Seawell and Edenton/New Bern is gone, does anyone know the status of that litigation? Hope those buyers will finally be able to move in.

It’s in foreclosure. The bank will be auctioning them off soon.

Aren’t the townhouses there two different projects? If so, which one is in foreclosure?

The builder for both (Verde) filed bankruptcy - two of the buildings are almost ready or fully ready for move in. The other two still need some work. The the development down the way is still in mechanicals it looks like.
Tough to tell what course of action they will take. The bankruptcy court(trustee) has a fiduciary duty to recover as much funds for creditors as possible - I would think they would cancel all the old contracts at the 2021 prices and resell them at 2024 prices (I assume ~$100k more the initial pricing) or they will auction off the whole thing to a new developer to finish and sell off.

Wow. That’s just sad. This is not the sort of story we typically hear in Raleigh. I wonder what the entire story is that led us to where we are today?
I feel badly for the buyers. They ultimately get screwed because they bought in when prices were lower and now have to go back to the market at a higher price point. I have bought every home (over my life) either new or preconstruction. I feel lucky that this didn’t happen to me.

The only thing I can think of is the elimination of the middle class… Ie the american dream… Many developers and buyers at the moment are desperate.

Verde was just a very poorly run company. They screwed everybody involved with these two projects. From the buyers, to the listing firm down to the vendors and subs that worked on these two projects. They were just full of shit. There’s a list of like 30 subcontractors that have filled liens for non-payment. Ron Staley, who owned Verde should never be able to build again.

I saw a reddit post in Dec/Jan that two buyers commented in and sounds like as of that time they had been left in the lurch.

Nice. I hope by Fall 24 there’s a crosswalk at the Poole fork or something. Seems like a good regular spot for us if we could get across the stroad.

Dig the ghost cars and parking lot patios…Anyone have news on what’s going in these spaces or are we just excited about it getting painted white with Oakwood adjacency…?

There should be some significant pedestrian upgrades associated with the BRT construction. One sec, will pull up design schematic. EDIT: yep, crosswalks on three of the four sides and a real nice 10’ multi-use path/greenway on the south side!

Oak City Overlook now known as City Pointe Townhomes has put a few units in the first two buildings on the market.

Looks like about 80-90k more than initial offering.
