Residential Infill along New Bern - Edenton

You want a real answer, or are you just going to ignore it in favor of being fake-outraged? Rather than doing the work for you, I’ll recommend you look up “redlining” and then check out Raleigh’s history of it.

I didn’t take that to mean the group will be exclusive but I see your angle now that you’ve pointed it out. I wouldn’t read to much into it. Everyone is invited to these groups but ignoring the history of the area probably won’t get you much sway in influencing the final product on this property.

This also isn’t new. Celebrating and honoring “Black Raleigh” is in our comp plan, adopted years ago.

To his defense, all POC and some white Americans (Irish & Italian) were discriminated against through redlining. I don’t agree that this is worth being overly outraged about but it is important to mention that those other groups were discriminated against too.

The city’s stance is most likely stimming from the fact that AAs potentially suffered the most given the business aspects of redlining. That’s another discussion for a different person to start, not me.

This country has a long history or discriminating against waves of immigrants that also included eastern Europeans, Greeks, Jews, Chinese, Japanese, native Americans, etc. While the European immigrants often found ways to assimilate and more quickly overcome negative bias/treatment, discrimination and its impacts have been more persistent over longer periods of time for many POC communities.

The project at the corner of N. State and Oakwood is going up. Based on the conversation from 11/23 it’s still this ASR.

City is putting together a working group for the old DMV lot

I think this site would be a great location for a grocery store, hopefully surrounded by dense housing options.

This site seems like a good place for a grocery store that gets robbed a lot and then is closed by corporate as an underperforming store.

I kinda thought the whole idea of the city buying the DMV site is that it would be a good place for affordable housing right there at a future BRT stop. My guess is that the community input group will focus more on smaller items like how it’s designed & laid out, and if some mixed uses are added. (MAB once mentioned a daycare for example.) A grocery could be a good add-on, but more likely a smaller community one, than a supermarket.

Houses on quarter acre lots

OMG. “This group will be 7 to 9 community members who know the area well…” What does this mean? Why do 7-9 people who may have lived in this area for the last decade get more say than the new residents?

It would be nice for this lot to be developed similarly to developments that were built by The Community Builders (TCB).

TCB “develops high-quality homes for families, seniors, and people with disabilities. Since 1964, our mission-driven organization has advanced housing equity through award-winning, affordable, and mixed-income communities. Today, we own and manage over 14,000 apartment homes, connecting residents with resources to unlock their full potential”.

Here’s the link to the list of communities built and managed by TCB: Our Communities | The Community Builders

These two communities stand out to me as possible models, design wise:

The answer is usually some variation of “because they vote more consistently and as a bloc”

Because of the blowback that the City got on the TOD rezoning, duh. Im sure this is just part of their exploratory diligence. Everyone keep your shirt on.

I’m sure it’s primary use will be for housing. I’m really hoping they can double down on this, really make it about housing and services that people need. For example, does every home need 1 parking space? Could we get more homes with less parking? If the community says they want parking, well fine, this is a car-centric city aftercall and even lower income folks need to get to opportunities all over the city.

But can we consider those services as mentioned previously? Would some open space help residents or daycare or financial services, etc. Whatever it takes to make people thrive in additional to housing rather than just hundreds of units. There’s a nice balance in there, I think.

Housing, open space, small retail spaces, communal commercial kitchen space/food hall, potentially meeting/class room space.
I think this could be a show piece redevelopment that brings density, affordable housing AND economic opportunities - in particular for the community. I always think and dream big, I hope that it city will as well.

Or housing on top of it like Publix in Smoky Hollow.

Well, no reason why folks newer to the area can’t at least apply to be on there. If enough do, hopefully the final selection will include a better mix.

As long as Octavia Rainey is nowhere near this… lol

The “invitation” clearly is NOT referring to recent residents.
