1601 Press Release. Neuse River Brewing owners are opening up a location in the center!!!
Per the news release:
Raleigh, N.C.… The redevelopment of 1601 New Bern Avenue is underway, announced the
leadership of Capitol Commercial, LLC. Scheduled to be completed in late summer 2024, the
redevelopment includes 11,650 square feet of retail and restaurant space, approximately three
minutes from Downtown Raleigh proper. The project is a joint venture among Capitol Commercial,
Carroll Development, and AB Capital Advisors, with financing provided by North State Bank.
Upon completion, the revitalized structure will boast a variety of features, including subdivided suites for up to six tenants ranging from 1,250 to 2,835 square feet, a shared grease trap, a resurfaced parking lot, as well as new plumbing, electrical, and landscaping. Storefronts will be enhanced with new UV-rated glass, and select spaces will offer roll-up garage doors and a 14-foot-wide sidewalk for outdoor seating.
The project is nestled among a series of scheduled redevelopments, including revamping the former Division of Motor Vehicle Headquarters by the City of Raleigh into mixed-use with retail, services, and affordable housing. New Bern Avenue will also be the first corridor for the City of Raleigh’s new Bus Rapid Transit system and plans call for a BRT station in front of 1601 New Bern Avenue.
Neuse River Brewing Company Co-Founders Ryan and Jennifer Kolarov, along with business partner Carl Boyajian, signed the first lease for 1601 New Bern Avenue, where they will introduce a new concept to the Downtown East Raleigh neighborhood. The casual and eclectic gathering space will offer the community a welcoming and lively escape. The menu will include simple yet satisfying bar snacks with a wide selection of beverages and entertainment options.
Finally, something I’d actually ride that BRT line to. Hopefully the area will be gentrified enough for me to feel safe by the time the BRT line is built!
Nice, that sounds good. Neuse River is great. Would kinda prefer a full-out restaurant to ‘bar snacks,’ but we’ll see how it turns out in the end.
I still get the impression this spot is going to be challenging for this kind of business. Every time I visit any business on this stretch of New Bern, I’m approached by someone looking for money. Last time it happened I was threatened with a (probably nonexistent) knife and blocked from my car while pumping gas. Had folks come up on the patio at the Alamo too (only to be confronted by staff about it). Keeping an outdoor dining experience vibrant here will probably be taxing for staff.
Nah…BRT construction will run them off for starters…plus the building will have staffed security most likely…if necessary. Panhandlers will know they are not welcome. Residents of all of those new houses behind the building are starved for something they can walk to. Those homes start at $650,000 now & go up to $1,300,000. Averaging around $800,000. The historical ‘ghetto’ has disappeared for the most part on the North Side. I suspect a restaurant concept is coming…there appears to be space for more outdoor seating all the way down the building but on the East End there is another jut out for extra seating…
I live further up New Bern towards DT. When we first moved in these new units we got packages stolen very often, people loitering around and approaching you at the mail box, and doorbell ringing all hours of the day and night, even some people sleeping in the entrance ways. Over the last 2 years these issues have almost completely subsided. It just takes a little time.

Can’t wait till the city starts building on all the land they own around 1601. How long do we think that will be?
It will be years before they break ground on anything on the several parcels they own around this area. I am hoping their commitment the BRT corridor expedites it slightly.
The townhouse project across from St. Aug’s has streets. And as a bonus one of the many duplexes replacing tiny houses on big lots in the area.

It’s two separate single family homes. Probably both selling for $1M. It was a smaller home before with a decent sized lot.
Interesting. That empty lot should go, obviously, but the houses feel like they might contribute to the district.
This is regarding the city purchased lots on the corner of Raleigh Blvd and New Bern.
I understand that it may take years to break ground, but can they clean it up? Cut the grass? Trim the trees? It is truly looking horrible.
