Speaking of… the parking lot just south is pending - or perhaps recently sold to the same llc. A lot of potential if the DMV sale moves forward

Drove by this yesterday, and looks like it’s getting fixed up. Looks like two commercial spaces. Any know anything else?

The development I’ve kept a close eye on are those two rows of townhomes that face each other. I’m not sure how much thought was put into the design but there are some flaws I’m starting to envision. Say for instance your pulling into the development as someone is pulling out of their garage. You’ll have to back tail first into New Bern with very little ability to see traffic due to the homes being so close to the road. And you would have to back up with enough room to allow the other car out. It’s not something I would want to navigate at night after coming home from work.

Heard 1601 New Bern finally got their permits…after 6+ months. Ridiculous it takes that long for an upfit.

Word is demolition should start soon

Yea it’s ridiculous. I learned recently city staff is still operating on “covid policies” whatever that means in 2023. But basically they’re 1 week in the office and 1 week at home, where they aren’t allowed to make decisions at home and need to meet in person to make approvals.
So everything is already behind on top of being understaffed.

I have no idea how the development of those townhouses were approved. It should be interesting to see if the poor design of the garages and parking situation affects the marketability. I think these were developed by the same group that missed installing the HVAC…does that sound right?

If they take BRT, they won’t have to worry about that. In all seriousness, it does sound like a pretty bad issue. I also suspect that there will be all sorts of narrow townhouse buyers who will find that the driveways and garages won’t work for their monster sized SUVs. There will undoubtedly be some folks who will be trading their big cars for small ones.

Last time that property sold (maybe two years ago?) they closed down Pelican’s snoballs and put in a fish table lol. Hopeful that won’t be the same direction it takes in the next sale.

Thank god! Before clicking on the link I was hoping it was specifically this location. This along with the Foodlion on Raleigh Blvd I’ll never even pull into the parking lot.

On the market for 6+ months. Just hanging the bait waiting for some of the new bern redevelopment $$$ to bite.

Wouldn’t be surprised to see a buy and hold for a few more years before shovels hit dirt on reuse.

What do you mean about the Food Lion? Why will you not pull into the parking lot? I shop there on occasion and don’t follow.

Oh didn’t know it goes as long as the Walmart Supercenter, that’s even better for the folks over there they can go to the Department of Elections and vote. Furthermore, there’s more bus connections.

Not sure if this is the right topic, but Battery Heights just got at least 2 of the mini traffic circles installed yesterday, replacing the 4-way stop at Hargett and Bart, and the (imo annoying) 2-way at Bart and Martin. These are the second and third mini roundabouts I’ve seen in the city (the first was State and Oakwood)

They seem overall like an improvement. Our neighbors have small kids that play in the street so I’m glad the end of Hargett is more protected, people love to gun through here. And the Bart/Martin intersection was always bad for visibility when crossing Martin.

The problem I’m having is what I always do with roundabouts… Not trusting other drivers to yield. On a larger circle you at least have some warning time. For these little ones it feels like if they don’t yield there’s a much higher chance of collision.
