It would be nice if there were an overlay bonus where developers could build an extra floor if they include small retail units or not include parking.

I could be wrong (someone fact check me) but I think because this is within the TOD they’re required to include retail.

It definitely looks to include retail at the corner and the building description is “Mixed-Use”, I just think they didn’t call it out specifically.

I’m replying to you specifically but anyone can answer lol. Does the language mention a preferred or recommended size of the retail spaces?

It would be nice for the overall outcome to be that we have more small retail spaces instead of big box stores under housing.

Yes, there’s actually a limitation on size of retail.

Awful photo on the go by me but it looks like Left Hook is getting things going on construction. The shipping container seems to be for them. Their permit mentioned a deck, I think that’s what’s going up in the back.

The article states a 5 story building?

Actually, I get almost all of it from public records, spending about half my time scouring public records for 3 different counties. This New Bern story was from site plans being filed where I gave the applicant sufficient time to respond to me before I wrote a story.

I come here to see if there are any gaps I can fill for stories I’m working on or if there’s something I might have missed, even though this only covers DT Raleigh and I cover Wake, Durham and Orange counties.

I went to one of the recent meetups to let the people there know that I do check this forum and do sometimes get story ideas, and even thanked the people there for their presence in the community and being so active, especially at Council meetings as it’s rare to see people so involved in their community. And I passed out my business card in case anyone saw or knew anything they could pass on to me, as tips. Because the other way I get ideas and information from stories is tips. That I then follow up on and confirm. Extensively. Like the Peter Millar wanting office space DT that I got from other RE sources, not this site, and this site only discussed after my story came out.

But thank you all so much for being so very nice about it the past couple weeks.

Thank you for all your coverage! I was thrilled to see this article in my TBJ newsletter today.

As a New Bern resident myself, I’m still waiting for the Exploris project to get going (and will likely continue to be waiting for a while longer), so it’s nice to know this is in the works, too. We could use some more retail over here as well.
