Rezoning - Z-2019-16 - Hargett, Salisbury, Martin, Fayetteville block

Yeah, the trunk of the building isn’t that bad because it’s benign and doesn’t fight the facade of the old building. I still think that the step back isn’t deep enough.
Speaking of the stepback, I was looking at Google Maps and measured the narrower width of Charter Square 1, and a floorplate of that size can be achieved, even with a significant stepback. Of course, this is all just based on using that crude measuring tool on Google Maps.

The Planning Commission agenda for Tuesday June 25th shows rezoning request for Fayetteville St . west side between Hargett St . & Martin St. This rezoning is for up to 40 stories .

What’s the height limit? If you know?

If the rezoning is approved , it will be up to 40 stories , 500 feet .

40 stories would be record for the Triangle, but 500’ wouldn’t put in on top for height. I guess it would be all residential?

I even goes the full 500. wild guess something like 1 first floor retail and lobby, 9 for parking, 20 for office and 20 for residential

And I believe that the PNC building a 533ft with 33 floors?

With the spire, I believe. So, theoretically, a flattop or similar building could squeeze in a few more floors. It just again reiterates how arbitrary and asinine these regs are. I can’t even read the numbers without my blood pressure going up.

Does the city include the spire with the height? Or is that an architectural element from there perspective? I had heard that there is some “world view” of how to formally judge the exact height of a building???

Archetectural spires and crowns are almost always counted as the total height. Antennas aren’t. So yes PNC is 538ft to the tip of the spire.

Did a little research on this and seems there is no real standard. Different groups use different means. One group calms that a Norwegian oil rig is the tallest but measuring from sea floor to top of drill tower.

Guess the important question is what does the City of Raleigh define as what’s included in the height.

This rezoning hits the Central CAC on Monday July 1. A vote will be taking place.

I feel this Community is mixed on this rezoning but that may be a result of not enough information.

Which means they had to have presented to the CAC at the last meeting. Sorry I missed that. They will probably re-present before they go to vote.

I won’t be able to go, not that I’d be able to vote but I’m hoping somebody, or a good group from here will go and hopefully some that can vote.

I am for the Rezoning, but with certain design restrictions implemented due to the historic nature of the buildings. TBH, I think we should let builders have free reign in a certain area of downtown, with minimum height requirements, but that wouldn’t fly with most.

Baltimore has a couple…I’ll have dig up pics.

So just saying. When I walk this block, I’m not sure I’d feel the presence of a 30+ story building here. At least not physically. Have others walked this block yet and tried to imagine a new development behind these historic buildings?

Certainly not when walking on the west side of the street. I think you’d feel walking the east side.

If trees are that tall on both sides of street (been a long time since I was in Downtown) I would think would be hard to see even 40 story building in summers, when most people would be taking time to stop and look.
