Sure you would. It’d be much darker and windier. But those are not the reasons to leave the block alone.

I am sad about this change passing. I just can’t imagine how it works out well.

Any news if it has passed now?

It currently sits with the Planning Commission, and they have until 23 Sep. to act. It has to pass by City Council after that, so it might be a short while before any news comes from this project.

I caught in the Central CAC Newsletter the following (summarized)

H. Rezoning Case Z-16-19 (City Planning Presentation and Applicant Presentation)
John (City of Raleigh)
• Request is to take all parcels up to DX-40-SH-CU
• Mack Paul – This is about correcting a wrong when the city remapped all properties for the
UDO.
• City point of clarification: Preservation toolkit proposed by RHDC and accepted by City Council,
allows for taller construction behind the building, but only if the facade is preserved.
• Would applicant offer a condition to not modify the ground floor of the buildings on the
Fayetteville street side. Answer indicated yes.
Motion: To approve the rezoning
Friendly Amendment:
• Add condition that extends protecting building facade down to the ground floor
• Add condition that parking access will not be via Fayetteville street
• Add condition that an element of affordable housing be considered for future development on
the properties
Amendment passed, motion passed
• Applicant also agrees to contact building owners and encourage them to look into the local
landmark designation process and obtaining it for buildings that currently don’t have a landmark.

I didn’t scroll through this thread but I think we talked about connecting Fayetteville and Salisbury for an experience that would eventually connect from Moore Square and Nash Square. There is space at 224 Fayetteville that’s available for lease that’s perfect!

Leo , Did the West Side of Fayetteville St . get the 40 story rezoning approval ?

I don’t think that went to council yet. The planning commission recommends denial.

This was on the council agenda for today .

I don’t think it was up for a vote though. Maybe @rfrikard was around for when it came up on the agenda?

The developer is offering more conditions to the rezoning request but they didn’t have the offer signed today so they asked for the request to be held for 2 weeks.

This makes me extremely nervous. The Kings/Neptunes/Garland building is included in the rezoning, but seems to have been granted some sort of historic status. I understand this means the facade would have to be preserved, but what about the interior of the building itself? Surely, any new development could be built over top of it, right? Kings, Neptunes, and Garland are especially important to the creative community and the cultural character of the city in general, IMO.

I get the feeling there is not actually any development proposed or even being pursued on these lots. Just increasing the value of the lots. And adding in some protections of the historic fronts just in case development might happen.

No insight into this. Just my feeling.

I know the owner of 2 of the buildings in this grouping. He has always viewed this rezoning as just making his property more valuable. They are pretty centrally located on the block, so it seems incredibly unlikely that this would become one mega building. I couldn’t find out who initiated the rezoning, as I imagine those properties would be most likely to be redeveloped.
