Do we have any idea if that new street is private or not?

I don’t know those details but if you look at the renders again you will see that middle street does not meet current street design regulations.

The developer argues that mixed traffic road design will make this road safer to use for bicyclist as everyone on this street will naturally pay more attention and less non-local traffic mindlessly speeding through. They cited existing examples.

I guess I’m asking cause if this is a private street then what does it matter what the PC thinks? There are towers going up even taller in North Hills. Why don’t they have to put high speed roads internally there?

Maybe because Kane has PD zoning for NHE?

South Saunders is also requesting PD.

S. Saunders is PD zoning request so that’s probably not it. I don’t understand why a city wouldn’t want to limit speeds on an internal road, essentially inside a neighborhood. Are they trying to get people killed ?

Its not that they want high speed roads, they are trying to extend typical road design here (bike lanes, center turn lanes, etc). Developer tried to explain how minor the roads were and mainly just pedestrian streets with cars accessing parking decks. (no point of a separate bike lane if all traffic is less than 10 miles per hour). I think its mainly a lack of understanding on city’s part - not malicious.

It does seem a little crazy since we’re talking about a boxed-in parcel of land with its only real access along S. Saunders. It’s not like the traffic within the development is going to connect to anything else. It sure sounds like a perfect location for private roads.

It’s helpful to look back at the Planning Commission meeting that @Francisco posted above.

The majority of the PC appears to be in favor of the development but there are enough lingering questions that several members of the PC don’t feel comfortable voting in favor.

The rezoning applicant submitted revisions to the plans that were not received in time for city staff to review and present to the PC. Those revisions would’ve likely brought the plans into greater alignment with the comprehensive plan, but the PC doesn’t know what the revisions are at the time of the vote.

I’m optimistic that this can move forward with better communication and clarification of a few details.

I’ve blocked this off on my calendar and pending any last minute work travel that would have me out of town, I’ll be there and plan to speak in favor of this project.

This item is not currently listed on the Public Hearing agenda for 12/3. Assume it will be added at some point?

I’m guessing about a week before the meeting.

Is this the last meeting with the old council? Or the first with the new council?

New council is sworn in Dec 2nd! Seems promising!

I believe it’s the 2nd with the new council. They are sworn in on Monday 12/2 and have their first meeting on Tuesday 12/3 at 1:00. 2nd meeting same day at 7pm.
