So this is the one with the 5 story apartments and 10 story parking deck right?
And the deck is hopefully to support a 2nd phase 20 story tower or am I getting developments mixed again

Looking at this - it says phase 1 but it looks like they’re taking the whole property. Where would the tower go? :neutral_face:

They also own the rest of the way to 70/401, so the other parts will go further south.

Hahaha, what a bait and switch. Comparatively this is garbage and on such a prominent site within the future fabric of our city, right between downtown and our signature park. Go look at what was sold to the city in October. This stinks.

I agree. The section of the greenway and Rocky Branch on this property is really pretty and, considering the proximity to downtown, a unique opportunity for elevated design and something special. Instead we get more blah Kane monolith apartments with lifeboat balconies. I can only hope that the building has more articulation than the the drawings suggest and that they use high quality finishes.

Yeah, this is probably Kane’s most disappointing project in a quite a while (maybe ever, but I’m less familiar with his old work). Dude just loves building parking decks.

Which sucks, because North Hills could have been so much more transit-oriented and pulled in a crowd that would be into that sort of thing. Instead we got this weird spot that you drive to, then walk around. Maybe that will change in time with bus network restructuring, but the amount of parking there sure isn’t going to incentivize a behavioral shift.

Park City South, same thing. Could have been some solid TOD, but parking is taking such a priority that it’s literally the most prominent feature of this boring, uninspired project. Meh.

Seemingly the southwest corner of the lot.

Apparently tomorrow’s project.

Silt fence (I believe @clairebertt mentioned) and somewhere around here will be a bridge to the greenway.

Based on this diagram where I took the pic is just to the right (north) of where they have it proposed.

Those glitzy renderings are certainly old and unfortunately aren’t exactly what we will see at this site. I do believe the phase one apartments being built now will surprise and eventually please many based on its approach to the creek and greenway at it’s rear. Yes, the exposed garage will probably be a forever eyesore but hopefully it will eventually just fade away with future development. Phases 2a, 2b, and 3


are still going to be high rise multifamily and office, it will just be dependent on the market at the time.
