Because the banks that loan them money have requirements to protect their investments. If the risk is too great, the developers wonât get the money. We all want taller buildings but theyâre not going to build stuff with other peopleâs money just to make us happy. Sad but true.
Also: this stuff happens in every city. Many way more than Raleigh. I know grass seems greener on the other side, but many many many cities would kill to be in the position that Raleigh is in.
I know we are all disappointed on the underwhelming height and overwhelming parking deck. However I am so stoked to have these apartments by the Greenway, especially the ground level retail. See yall there in 2024 or whenever
How do you know that if youâre talking about cities like Austin, or Portland or even NY then I donât wanna hear those cities are having a safe booming period.

Wish I had images to share but the non apartment updated part of this project actually looks much nicer than the apartment renderings weâve seen.
My disappointment has been curbed somewhat.
I am actually growing more excited about this project. I am not a fan of the parking deck, but honestly I am coming to terms with it. Having a screen building wrapping it 360 degrees, even if the screen building isnât as tall as the deck itself, is still better than just a regular old standalone deck.
And it seems this will be all the parking that will be built for this project. Future development of this site is basically locked in, then, since future construction wonât have to bundle in the cost of the parking.
I do have renderings, I just donât know if I can share them yet. Hopefully I can soon.

Is this also the first major project with retail along the Greenway?
Whatâs the timeline on the nonresidential phase of the project? If itâs anything like the Platform, the answer is not anytime soon as of two days ago.

Itâs not the original renderings, but again, much better than the apartment ones. If you like the look of the Advanced Auto Parts tower youâll probably be happy.
