So it’s shrunk and is more boring (that’s the Kane experience!) but on the other hand it’s a good sign they’re going to build the thing at some point.

My guess is that Kane is going to wait for the city to start construction on the park and then start construction for phase 3.

To get back on topic:

This area is going to look unrecognizable in the next few years. Hopefully the park developments will progress with the private developments.

I’m hoping there’s no real difference in the height between the old/new renderings and it’s just an angle thing. Hopefully the taller tower is still 32+ stories.

Are we not jumping the gun on this? Kane wants to be named the developer of the city of Cary project and submitted these renderings of Smoky Hollow (what he’s built there and what he could eventually build there) to demonstrate his ability to pull off big projects. So for me, I’m putting the renderings of those two tall towers in the concept category.
And @dtraleigh, when you have some free time, please move these Smoky Hollow posts to the correct thread, else people are going to get confused.

It’s way better imo. The old concept was a damn mess of pointless angles and twists that made no sense. Interest for the sake of interest with no relation to site or program isn’t good design, and it was never going to make it past the schematic stage. From what I can see of the blurry new image, the shorter tower in particular looks to be among the most elegant high rise design proposals I’ve seen downtown.

I count somewhere in the range of 36 floors including the penthouse screening. It looks like the first 10 floors of the taller tower would be office, with residential and shorter floor-to-floor heights on top.

Based on my rough floor count it seems like the rendering is 32 plus the crown (roughly 2 floors) so 34 in total.

Park City Phase 2A, the 20 story residential, did not pass its ASR on 7/29. Next review is 8/23.

So it IS still planned to be 20-stories???

Im no expert at interpreting these documents,
but thats the description on the last ASR Plan Corrections form.

Rockway Raleigh is the new name of Kane’s Park City South development off S. Saunders Street at Lake Wheeler Road across from Dix Park. The first phase is the Rockway Residences, a 7-story mixed-use building with 335 apartments and 18,000 square feet of ground-floor retail and flex office space.

Construction on the building is already underway. The company anticipates the first residents being able to move in in mid-2024 and full completion by fall 2024. Amenities for the Rockway include work-from-home spaces, a swimming pool and sundeck, rooftop lounge and a terrace overlooking Dix Park.

The retail and flex office space will face Saunders Street. The company will construct sidewalks that are double the size of a typical sidewalk on the Greenway-facing side to allow for outdoor dining space and increased walkability.

“We envision the retail at Rockway to be food and beverage centric with some services and creative office tenants mixed in. We have taken great care to design interesting storefronts and to create massive amounts of outdoor dining along both South Saunders Street and directly on the Rocky Branch Creek greenway trail using raised patios, creating the opportunity for Rockway retail tenants to be a true destination on the greenway,” said Josie Reeves, director of design with Kane Realty, in an email. “Phase two of the Rockway Raleigh development is The Heath, a 350-unit residential building rising six stories with 7,000 square feet of ground-floor retail space. A second residential building with 200 units will also be part of phase two.”

Im confused. Are they referring to phase 1B of the Rockway or is this the overall phase 2A? Phase 2A has the 20 story description on the pending ASR.

I’m getting the bad feeling that the 20-story building is being abandoned. The last (and updated) render of the whole lot just showed a MASSIVE 6-story development that seemed to take up a larger area than the current one being built… indicating to me that they’ve scrapped the 20-story and will just replace that lot with another 5-over-1

Agreed, thats what most recent info has hinted at. I think it would have been aesthetically pleasing with the 2 Hammel Towers across the street but I’m more for density and the pedestrian experience. Plus, more opportunity to come for height with the massive Lake Wheeler rezoning.

I’m just glad plans are moving forward that will put more living spaces in downtown and massively improve our greenway. Progress is progress.
