I would guess (based on the renderings and how the unit counts don’t line up) that the 20 story tower has been nixed. Maybe The Weld stole their thunder by starting construction first, and has a better location to boot - so they figured there’s no profit in building an “also-ran” high rise.

Perhaps, Kane wants to focus more on the Downtown South project… One can hope that this development starts soon.

This starts to answer the desire to have hospitality accessed from the greenway like the Beltline in Atlanta! Nice!

If the retail faces Saunders, how much things will interact with the greenway will come down to whether you can ‘punch through’ the building to these wider sidewalks on the backside, it seems

Yep, there’s lots of pass thrus from the sidewalk to the greenway side. Active faces should be well distributed.

That’s not how supply + demand works, brother. Not like these new luxury apartments coming online will suddenly decrease rents, but with the demand far outweighing the supply (and has for years), more housing = more stable rents, less drastic annual increases, etc. Also remember that the “LuXuRy ApArTmEnTs” (read: newly built, yet basic ass apartments) of today are the shitty, less desirable apartments of 20, 30 years from now. The biggest problem Raleigh created for itself was simply **not building any damn housing for the projected increase in demand over the last 30-40 years. Only in the past 10-15 have we really stepped up the development of housing supply.

Economics 101 lesson aside, I visited a friend in Philadelphia recently and realized there are truly no luxury apartments in Raleigh.

Here’s the Piazza Alta in Philly, where a 1BR with 740sq.ft. runs you $3400 a month before the extras like parking/pets/etc.




Basically every new apartment brands itself luxury these days, but none are in Raleigh. Curious if we’ll see something like this in coming years that will raise the standard downtown.

As far as I can tell, every apartment building or complex that is marketed as “luxury” has a pool, and most apartments that do not have a pool (even new build) are not marketed as “luxury”. To a rounding error, that is basically what it boils down to.

Having visited an acquaintence’s apartment in a real luxury building in Northern Virginia, I can state with some conviction that you are correct, there is very little in the way of actual luxury apartments in our area. For example, if you don’t have full-time concierge service - then you ain’t real luxury.
