Rockway Apartments - S. Saunders/Lake Wheeler Developments

TBJ article on RCC approving the $21.8m contract to get the Lake Wheeler project started. Plan is to start construction this summer and they expect it will take two years.

That is really unfortunate timing with the opening of Gipson Play Plaza lol.
Hopefully they prioritize access to the park during construction? Work from North to South and keep the park entry open to the south until they’re ready to flip to the south end and keep access open from the north?

Yeah it would’ve been great to have this timed to open with the park stuff, the Rockway, The Weld, the drug rehab place, etc. Instead of all that opening to 2 (or honestly 3+) years of road construction.

Transportation projects take a long time to start and be constructed, it’s a part of life.

Yeah obviously. Which is why it would’ve been good if they started earlier, so it would be completed earlier. :blush:

Sidewalk improvements will be great, but I’m liking this little section by the greenway. It will be nice once the retails spots open.

This spot is nice except the button for the crosswalk is not on the crosswalk. makes it very awkward for folks in a wheelchair, or on a bicycle, etc.

Fifty percent leased at the Row in just a few short months. More apartments coming further up S Saunders as part of the “Rockaway District". Nice amenities. Apartments were spacious for the money in comparison to the Maeve and 400H for example.

That’s what the type V over I construction gets - cheaper by the sf, so larger apartments!

A couple more from here. Nice that they have most retail facing the street but have popped one spot in there to activate the interior.

This one doesn’t look updated to match the new site layout. The bottom left appears to be a holdover from the old Phase 2A 20-story tower proposal. Now its just one big Phase 2.

When we were there they said THE ROW opened in February and is already 50 percent leased. That says something for apartments that are on the edge of DTR. Fifty percent in 90 days. Good for them. Keep it coming. No wonder they are doing two more phases. Dix Park area will be cookin’ and these developers know it.

I know it is illiberal to say such things but I worry that having a major facility like Healing Transitions so close to these brand new apartments and the Gipson Play Area will be a problem. I recall some mention of trouble in the past from folks on here who live in Fuller Heights. Have those issues been addressed?

It would be especially unfortunate since I gather the need for shelters and services is very large, and some of the problems result directly from overcrowding. But is this potential situation being actively acknowledged and managed, for the sake of the neighborhood, the park, and the shelter, or is everybody just crossing their fingers and hoping it’ll be fine?

Yeah the situation in the Warehouse district may have been somewhat unusual in that it was a runaway freight train with a conductor who seemed Ill equipped to drive a train; well meaning volunteers; a sad situation of way more need than capacity; few rules and zero oversight. Given the million of dollars spent at Dix and more to come - I would anticipate that the situation we had won’t repeat itself.
