Sites 2 & 3, Omni CC Hotel + Tower

Those two smaller squares in front of the Duke Center would be an interesting place/s for food venues? Kind of like the ones in front of the former Bank of America building, except larger and at least two in each and mostly glass stuctures? :thinking::nerd_face:

But once the two parking lots are filled with huge multi-use towers, the lawns in front of Memorial Aud. would make a perfect Food Truck strip!

This won’t be a popular post (nor a surprise), but looks like the City is putting this project on pause for now.

Triangle Business Journal - Raleigh hits pause on major downtown hotel, mixed-use project

During Tuesday’s City Council work session, Assistant City Manager Jim Greene presented stark new hospitality tax revenue figures and gave officials some recommendations to amend spending in the upcoming budget.

The city was in the process of soliciting proposals for the hotel and mixed-use project, but Greene recommended ending that process for now. Staff expects the city to take it back up in the future.

The parking and infrastructure spending is still in the model and was only pushed back two years to 2025. The convention center expansion spending was also delayed two years, from 2028 to 2030.

Council will vote on the recommendations next week so it’s not dead yet but they didn’t object today when he was presenting his recommendations.

Thanks for posting. That is unfortunate, but as you say, not surprising. I think it is probably the right call. There is just so much uncertainty right now, and the City didn’t want to settle. I wonder if the city had received a proposal it liked, if it would have proceeded.

Hopefully in a year or two things will be back to normal and this will proceed. Of course the current council is pro-development. No guarantee that will be the case in the future

Any idea when this process could resume?

I’d think sometime next year. Revenues have been coming in higher than expected and events are picking up.

I know we b*tch and moan about the Nexus lot but we simply cannot accept anything watered down on this lot. This was the project pre-pandemic I was looking forward to the most.

I definitely agree, these need to be signature towers and preferably 600+ feet.

Signature for sure, but I’d prefere a massive tower closer to the true core.

Nexus lot should be Raleigh’s next tallest, full-stop. But I would not be upset for 600+ footers on these lots, either.

Is this not true core? We’re getting more high-rises west of Nash Square, so this is kinda smack in the middle. I feel like we just need to start treating everything inside the perimeter of Peace, Glenwood/West, South, and Person as true downtown and let it develop as such (obviously there should be occasional exceptions, like the Pope House, but you get the idea).

I’d love to see the hotel portion of this project be a Conrad Hilton. Look at this one in Chicago.

Or heck, even a Hilton Curios collection property like this brand new one in downtown Huntsville, AL. Huntsville for goodness sakes!!
This is a stand alone property - and it looks like what you were references @trueurbanist was part of a high-rise. But certainly there is room for a lux place like this. They apparently are hooked up with the Von Braun center, they’ve got a private celebrity entrance, and can easily rent out and isolate whole floors for traveling celeb’s.

Council Member Branch has requested an update to re-starting this project–given the likeliness of interest rates rising soon. The city council will be presented with an updated report on next steps on this project on the March 15th meeting.

No offense to the incoming 20-story Kimpton, as I’m happy for it, but we can’t not fully utilize the 40 stories here. In my opinion, we need to accept nothing but the best for these lots. I would say these are probably some of the best lots available to put something iconic downtown for our skyline (along with Nexus).

No the more hotel rooms the better I think. We could use large-scale events like the RNC and DNC. The kimpton would be literally icing on the cake. And will all of them nearby and within walking distance no, this is a good thing.
