Sites 2 & 3, Omni CC Hotel + Tower

That’s great we’re a city in need for a 21st century skyline, my focus is revoking Raleigh-Cart MSAs with Durham-Chapel Hill and a tram. But to represent our growth we need a great skyline.

That includes the city proposed towers right.

A developer won’t be chosen until late 2023 at the latest for this one (per TBJ), so this one probably won’t be up until 2025 at the earliest. Everything else mentioned above should be topped out by then.

I know that is just a conceptional rendering but those potential buildings look closer to 50 or 60 stories to me. Buildings at that scale on that end of the skyline just don’t make the skyline look good. Very asymmetrical. Of course, that’s just my opinion and obviously whatever comes (assuming it ever does) would look different.

Anyway, no need to worry about it. After all, this is Raleigh… for every proposal, maybe 25% come to fruition within a decade (except for anything Kane proposes).

At a certain point, you just need a big one to break the plateau and then development will fill in - the Empire State Building looked wildly out of place when built and even that OKC tower everyone uses as an example of out-of-scale development is honestly pretty cool in person.

People thought the Eiffel Tower was a skyline-ruining abomination until they got used to it, after all.

City: drop the nicest towers you have in there
Video maker: I have this 60 story tower, I noticed you only have 40-story zoning
City: don’t care put it in
They even say in the video “40 story zoning” :joy:

How are they going to represent 40-story buildings, that could be taller than PNC but not that much taller than PNC. Really mis-represented I think.

And SUPER old pic here as the Residence Inn is just under construction

Same old pic with our 80-story tower renderings

Maybe they are pointing out that already zoned for 40, but for right design you can go more. The counsel has option to allow more than 40 on a case by case request.

It would better to reduce the height of the tower

The reality is that a 40 story hotel is likely to be shorter than PNC if it comes without an architectural crown. Heck, it could be shorter than all 3 of the tallest towers on Fayetteville St.

I bet that 40-story limit can be amended with the right proposal. The city almost has to be open to it as I feel it would be in the public’s interest to get maximum return on city-owned property.

Here’s to a 600-room hotel breaking ground in 2023! :beers:

What is the likelihood we actually get these? I say this not sarcastically.

I would be surprised if they get any proposals.

They had several before COVID. I don’t see why they don’t have similar interest now.

I feel good about these. Raleigh still has a severe under load of downtown hotel rooms and if they opt for apartments for the 2nd tower they’ll have no problem with that either

Raleigh is one of the hotter real estate markets in the country. I’d expect to see some proposals. A recession could potentially derail plans I suppose. Edit: country not county

Don’t jinx it. Recession and a Pandemic has always screw up our growth when we’re just about to have our moment.

Wouldn’t you say the pandemic has actually bolstered things for Raleigh? People have flocked here at an even higher rate since it and it’s opened a lot of eyes for the need of Dense, people friendly development.

Perhaps extra people moved here, but I moved here expecting a ton of downtown growth in 2009. And we had the Great Recession, the Council of No, a bit of momentum, and then the pandemic, supply chain issues, high inflation, and likely another recession. I agree with Yimby, I feel like Raleigh should’ve been capitalizing on its moment for the last decade, and instead we keep having these obstacles that prevent the visible downtown progress I’ve been waiting so long for. If we could get 5 years like maybe 2003-2008 was in terms of the national economic climate, downtown would be the size of Charlotte.

I just feel like the dynamics of this recession will be completely different and the types of stuff we’d like will still happen.
