The Great Recession has really caused a bunch some ptsd for Raleigh-ites. We spent most of the 2000s building anticipation for our time like Charlotte and Austin had in the 80s and 90s. And then Lucy pulled the football out from under us, and all that momentum of “what could have been” has hung in the air ever since. We are more gun shy now.
I was just talking about this at dinner tonight. If a recession does happen, I think it’ll be a lot different than 2008 and development will continue.
I do think that too. However, I walked around downtown yesterday and the number of parking lots and former garages (etc.) that were supposed to be buildings but are sitting stagnant is staggering. All the hotels that gave up on downtown for now, 301H Phase 2, Smoky Hollow Phase 3-5, etc are sore spots for me too. I don’t want us to be Charlotte for me to be happy, and I appreciate the development we do have, but it’s hard not to be pessimistic for the short term. I’m sure in 10 years from now things will have figured themselves out.
Nexus (nee N&O block) I think is way more important than these two parcels, as desirable as they may be. Of all the projects @GucciLittlePig mentioned, this is the one that is makes me most heart sick.

I’m actually glad the way things turned out - now, that block has 40-story zoning and still awaiting development. If the Nexus dev. was built out as initially planned, it probably would be done by now but at half the potential height it now could be. Way better outcome.
The only one that was publicly announced was the 7 story luxury luxury hotel, right? Cool proposal, wrong location.
TBJ picked it up with the shiny rendering so I’m sure the NIMBY army will be up in arms now.
Did mention they are targeting a “high end national brand” for the hotel portion. I’m thinking this will end up a Westin, Hyatt regency, Omni. Something along those lines.
Omni is a wonderful choice! Westin could be Downtown. Remember the NIMBYs are now the minority in city politics so on that part boohoo. But I want you guys too envision the possiblities the G7 could be hosted here at the Convention Centet, so could the 2028 RNC or DNC be here. This is the moonshot for us.

Didn’t they say something like 2025, but as early as 2023?
I am in no rush for these two blocks because I see far more important empty islands that could ads to the momentum we have going. First and foremost is the N&O/Nexus block, and now the empty Nash Hotel lot.
Also, because of their prominance, we need to get them right. I would be ok with designs that stepped down towards Memorial Aud.
I’d like to see the two towers proposed here put on the N&O block personally.
Yeah, then it would not look so prominent. Maybe put them on the block to the east of Moore square?
And there a development there that part of downtown is already wrapped with building around it.
Healing the gap in the skyline is more important. I also think having the tallest buildings somewhere in the middle rather than on the edge looks better, but that’s just me.
