Raleigh rezoning land near Moore square for affordable housing.

The City owns nearly all the properties on the block between Moore Square and The Lincoln and is seeking a tax credit affordable housing developer for them. Properties that were already zoned for a maximum height of 12 stories were rezoned to remove specific conditions related to a previously proposed project but remain capped at 12 stories. Probably destined for 5-over-2 construction.

So these buildings and the Former Gateway are our best shots and they are skyline changing.

Would never happen like this, at least nothing this tall until zoning laws loosen up even more.

I think you’d be able to request a higher number of floors through the planned development process (UDO 4.7). I believe that’s how buildings like PNC & Truist came to be- until 2015, I don’t think they had zoning up to 40 stories and you had to request through the process to get it. Say somebody did want to build a 1,000ft building here, if they promise to make 10-20% of the units affordable, I doubt the city says no. A big reason why there is the limit is to make DTR more economically feasible by not having 80-story structures for rich people every block. Another part is that it’s simply a concern from RFD in terms of evacuations and stuff like that. The city may be willing to waive that, or the developer could add some fire safety features that the city and RFD may find more safe for the taller structure

Soleli Tower (Rest in Peace) was 43 probably okay for the city to approve it RFD from what I know had no problem.

Well. The difference is that Raleigh has a 40-story OR 500 foot limit. You either go based on the 40-story limit, or that 500-foot limit. Soleli Tower would’ve been 43 stories, but was only going to be 480 feet tall

Hmm interesting I wonder if some developers consider that.

Hopefully Raleigh raises the limit beyond 40 maybe 69 stories for strictly office buildings with 600 ft. With fire equipment upgrades and mixed use 40 and everything else 40. But if Raleigh wants accomplish this with premiere design abolish the appearance commission asap. It’s illegal the community can’t dictate what people build this isn’t the Home Owners Association.

I think 69 stories is still possible… you’d just have to go through a different process. The city didn’t have 40-story zoning when PNC plaza went up

This isn’t technically correct. The highest zoning category is DX-40 (40 stories) but there is no max height anymore, and you can file for a planned development rezoning and ask for more than 40.

I personally do think though, if we wanted to go tall (like 800+ feet) this collection of properties between W Martin & W Hargett / S Salisbury & Fayetteville would be perfect for it. (2nd pic)

With our skyline though, I think we’d need almost like a little step-up building. For example, I put a hypothetical 1000-foot tower here, but because there’s a 700-foot step-up building, it looks far better than it would by itself. (1st pic)
