I’m sure some of that is parking, but I think a portion of it is also event / conference space.

Don’t kill me for saying this but I actually like the design and the fact that the first few floors have very high ceilings and seem to be amenity floors.
I do agree that this building should be taller though, the city should ask them to add more floors specifically for affordable and market rate housing. The city could manage the AH and Omni could maintain them and charge $$$ for the market rate housing.
I wasn’t in love with the old renderings but they’re a thousand times better than than that new one. Raleigh already has a dozen buildings that look like that, and I don’t care if some new tower in North Hills is a bit bland but this is an important location in the heart of downtown. I was hoping for something more signature.
Well then DAMN can they make it LOOK a little less like a giant box of parking deck???
Not to overanalyze a really early basic rendering, but looks like glass curtain wall with tapered irregular fins on the vertical mullions. Probably in real life would give it a much more dynamic and textured look.

I think the key with this one is that all 4 sides need active uses fronting the sidewalk.

Since this is just the hotel site, I am ok with the deck and the height here. With the CC expansion, the deck/amenity/conference space adds that extra layer of connectivity. It’ll be important to push for some street activation along those sides.
Now, for the other site across the street, it better be taller.
It’s so fat that the building will block out the view of downtown for sure. Maybe they can get the developer to be taller instead of wider, especially if we’re going to give them $75 million.

I hope so. The lot is less than an acre and the foot print of this render looks to be more than that.
