Sites 2 & 3, Omni CC Hotel + Tower

It must’ve been a non-negotiable in the contract for the city, because they’re nowhere near maxing out their building envelope with the habitable space.

Roughly similar height to the FNB building.

I’m a novice, and this is somewhat separate from this project, but can someone explain why residences aren’t being added to this building? I’d think a hotel + residence combo would do well here, and add some height. But maybe it’s the economics? Would adding residences complicate things with this? Happy to be shot down – just wondering why we aren’t seeing a full-scale hotel with residences in the area yet.

If this actually starts and the turn bridge tower on glenwood it will be a big couple of years for DTR height wise.

This is supposed to start in 26? Anyone know what quarter?

Omni isn’t in the business of residences. That’s pretty much the reason.They’re setting up here so they can be centrally located to Red Hat Amp, the Memorial Auditorium, and a few other concert venues (potentiallty the one going up at Downtown South).

Agreed, the city did a good job with marketing these two sites.

i believe the city called for a 500 key hotel because of proximity to the convention center. Theres a lack of hotel rooms when compared to other cities of the same size and especially with the convention expansion they need as many as they can get. the site next door could definitely add more uses though

New TBJ article on the Omni. I think we knew must of this, but some info: expected to open in 2027, 685k sq ft, 287 parking spots below ground, 10,856 sq ft restaurant, 16,765 sq ft indoor rec space, 36,372 sq ft convention center space, 6,570 sq ft office space, 4,481 sq ft sports bar, 3,082 sq ft cafe, and 9,414 sq ft junior ballroom. Separate outdoor amenity deck with pool and restaurant. 553 rooms.

So the three street level retail spots are a gigantic restaurant, an unnecessary cafe (Sir Walter just opened across the street lol) and a sports bar? Fun stuff lol

Better get started! I would assume we see this break ground in the next six months?

It better be earlier than that if they want to make 2027!

I would estimate a 28-30 month build schedule on a project of this scale.

Sheesh I thought they were supposed to start next year, with 2028 being the opening year. They need to close the lot and start digging pronto.

The article says they filed site plans on May 7. Im assuming this is the ASR submission. So, it is still going to be a while before anything happens.

Yeah unless there is a city fast track in place, which may well be possible on this one, then you can generally expect to see dirt moving 8-9 months after an initial ASR submittal if everything goes to plan.
