I keep saying it should have been split arteries at Peace still and pinch back together at Wade. Problem solved. Everyones assumes it’d have to pinch together at the RR tracks still. Sure some other buildings would need moved around and stuff but it’d lay nicely along the west edge of the State visitor parking decks with a buildable couple of blocks in between the NB and SB lanes.
I don’t know how all this works, but does anyone know how much (ish) Kane would pay in impact fees for Phase 3 alone? Any estimate on property taxes on what has been proposed? Beyond City and County property taxes, there are also property taxes on office furniture and equipment. Wake County has already proposed a 10 percent increase. We need to increase our tax base, not the rate!

Yes. This is why we need phase 3 upzoned to 40 floors.
If there’s a lot of value for Kane to get this property upzoned, perhaps the city can make a deal to have him help fund the reclaiming of Devereux Meadows park across the street? Come on Raleigh City Council, get creative! Look for the win-win.
I was hoping they could have had a similar arrangement to daylight and restore the pigeon house branch adjacent/through the Smok(e)y Hollow project.

Have there been any updates since April on Kane’s proposed new tallest in downtown, I think it was on Harrington? Referenced in this article; I haven’t seen anything since. Probably dead in the water because people like Kay Crowder but I was just wondering.
Permits will be issued soon for Phase 2 ! Probably the office phase .

I saw that the phase 2 office building was basically approved. Looks like the apartments are still under review.
I did a walk by at lunch and site prep is well under way. Bore rigs were out there and water and sewer mains being brought in. Surveyors were out staking too.
