South Park Neighborhood - Warehouses, Old Greyhound, and Cargill Site

Well, South Park is already a name in Downtown Raleigh, and it’s just north of this development.

I wonder if that land will ever really be part of the city’s gridded street pattern. Seems like it was doomed due to being bounded on all sides by major automotive thoroughfares. It makes sense though why they want to build Downtown South / a stadium just south of that, since easy car access is something they’ll want, a la North Hills.

looooove the design – simple but really well done. It’s a very appropriate scale and character for the area, and looks like they’ve done all the right things to create a variety of vibrant open spaces. These kinds of smaller neighborhood-oriented developments are what help make a city really shine.

Any idea where the 485 parking spaces are, or who’s behind this?

Says parking is on/off site. No way 485 spots could fit on that site.

Also, could be wrong, but I don’t remember seeing this one before. Nice to see how they envision the development addressing the greenway/Rocky Branch Creek.

Right, I figured it would be off-site somewhere. Wondering where that is though. No parking deck is shown in the aerials.

Looking at these again, I really like how much greenery they included in the renders. That said, I’ll eat my hat if it there ends up being anywhere near as much as they’ve shown.

I do too. We need to be a green and environmentally friendly city in my opinion. It’ll set an example for other major cities across the country and around the world :deciduous_tree:

The trees in renderings are always what they’ll look like in 20 years, and the buildings are what they’ll look like brand new at sunset.

I was thinking the same thing! By the time the trees are that mature the buildings are going to be yellow and acid washed. Lol

Basically just says that phase I is full steam ahead, and they are meeting with community stakeholders and potential tenants currently.

The developer actually owns all the land on the block except for the Shell station if memory serves me correctly.

I believe you’re correct. The rest of the buildings have been demo’d on the block.
