Looking at how they list what’s inside each apartment (basic stuff really) reads more like what new market rate apartments had when I came out of college all those years ago. We need more of this sort of thing in the city. Oh, and if we are going to develop car-oriented, I don’t think that they should get any closer to downtown proper as this project is.

Huzzah! Finally! I’ve been wondering how long this was going to sit; we walk the dog up this far and back most weeks, but it’s been too hot/muggy early in the morning lately so we’ve stayed closer to home lately. Now I just need to see some activity at The Gray or whatever is they’re calling it.
Lots of activity at The Sawyer a block south of Toulon, though, that’s been moving quickly. Good to see.

Walked the dog by a few of our South Park construction areas last weekend. Up first: Toulon Place. Retaining wall has been in place for a couple months. Large equipment arrived on site a couple weeks ago; drainage and site prep underway. Grading will probably be underway this week or next.
Across the street, the luxobox townhomes of South Heights are… still not underway. But the fencing went up last week, which was pretty exciting. I don’t know when work will actually start but I’m counting this as progress
Further down Sawyer St is the Summit at Sawyer. One building is nominally complete awaiting exterior cladding; two more buildings are getting close to finished. The final and largest parcel has foundation work underway but hadn’t really gotten out of the ground yet as of Sunday. This is a partnership between the city and the Mt Pleasant Worship & Outreach Center (via an LLC) for 154 affordable units. Target opening is Fall 2024, which frankly seems extremely generous…so I’m assuming these will end up sitting half-built for a few months at some point. Or maybe they’ll actually open early. You never know. Lots of site work was needed at the last parcel but they do appear to be finished with that. The weirdest bit of this whole project - you’ll have to drive by it to see, I’m not going to take a picture - is the sole remaining single-family home on this part of Sawyer, surrounded on three sides by this project. Not quite an Up situation, but it definitely makes you wonder, was it worth it to the owner not to sell, considering the aggravation of living in the middle of a construction site for a year?
Also, the Passage Home property on Hoke and Garner was cleared over the last couple weeks - the building at the corner of Hoke & Garner was purchased last August with a grant from the city. So it took about a year but the warehouse and garage/corner shop are gone. Lots of remediation work to do here but the process has started at least.

Well, that sounds like Toulon Place, which is on the NE corner of Garner and McMakin (https://cityofraleigh0drupal.blob.core.usgovcloudapi.net/drupal-prod/COR15/ASR-0004-2020_AA.pdf).
I was asking about the SE corner of Garner and Hoke, which looks to be about 3.5 total acres. Googling the owner it looks like this is another affordable project.

Eventually both Ligon and Carnage Middle school are going to have to be expanded in order to accommodate all of the additional kids that will be in this neighborhood.
The city definitely needs to consider redeveloping the streets surrounding these schools into complete streets with expanded sidewalks, extended curbs, smaller lanes, and speed humps.
