South Park Neighborhood - Warehouses, Old Greyhound, and Cargill Site

I was wondering what that construction was, this make sense now. The whole area looks like a construction zone since they detoured traffic from Blount to Garner Rd. This diagram helps layout their locations.

Wait, this is… real? Like they’re actually building what is in those renderings, or are they just aspirational/conceptual schemes?

If it’s the former, that’s amazing!!! They’re fantastic.

EDIT: looks like these are just conceptual after all. Wonder what’s under construction!

I think Site 2 has broken ground off Branch St. I drove through the area on Sunday coming back into town and was forced to detour from Blount onto Branch, but it was hard to distinguish one from the other there is so much construction.

I’ll try and get a picture next time I drive by.

Indeed just conceptual, but I hope they are going to follow through this design in a way that translates to the context of the neighborhood. I also really hope that the emphasis on green space is not going to be forgotten or a small afterthought. If executed right, this could be a nice precedent for different density/scale design for both single-family and multi-unit housing in the area.

The large lot for the 200-unit Toulon Place at Bragg/Garner has been cleared and new plumbing seems to be in Place. Picture to follow

Just realized that it’s Grey, for Greyhound. Glad they finally got the ASR through.

Same floorplans in Wake Forest:

Not much of a discount to live out there, either: Wake Forest for $388K for the Tessa (lower) and $450K for the Julianne (upper) vs “low $400s” not just ITB, but in DTR. If the Julianne prices at $500K, that’s just over $200 PSF – prices you’d expect in Apex or near Sunnybrook, not DTR.

Contrast those prices to $600K and $859K asking prices for equivalently sized new detached houses two blocks north, too. Density is efficient!

Too steep, steps away from Bragg st. Would be a sketchy walk at night from there to downtown.

You’re not wrong. That is the bleeding edge of gentrification, even though there’s some nice new builds in that area. You’re betting on the continuing increase in value of the neighborhood.

I’ve lived in the neighborhood for some time now. It has significantly changed. Bragg street isn’t very sketchy anymore, and many of the houses are new. This condo development will even tip it further in the not-sketchy direction. The first people to purchase will get a really great deal IMO.

Yeah, still sketchy with overpriced hipster huts. Even the land over there is tooo compacted and low lying . Floods, reeks of sewage when it rains.

The “gentrification “ of this area has done little to the aesthetics of the neighborhood. Look at some of these houses a year or so after they are moved in. Yards unkept, (mainly because of poor soil and new techie owner who has no idea of how to grow grass). Plywood construction materials that also age poorly. Better than what was there before I suppose, but this land is better served for multi family housing.

The Summit at Sawyer, 154 units of affordable rentals broke ground earlier this week. The City kicked in $3million in gap financing and the land for $1.

Saw that, I’m excited for this particular project, it’s needed! Also, the South Heights development right near there finally demo’d their lots, too.
