Officially the Grey Condos, but yes. Encompassing all 4 corners of this lot, which is big.
Right on! Know it’s not aesthetically amazing but this development is going to be huge for the area.
Huge project for the area! Every time I drive by this area I think how crazy it is that there is a huge empty lot right there. 100 condos there is awesome.

A little east of South Park proper, but the rezoning of the SE corner of MLK and Rock Quarry from residential to mixed use was recommended for approval by the Planning Commission. Over to the City Council on 9/20.

While we are on the topic of Person Street blocks, anyone know what’s the status with Merge Capital’s South Park warehouse project adjacent to The Grey project? Haven’t seen any conversation about it. This is the most recent of that project’s proposal, but it’s already been about 2 years since they shared that: Merge Capital

Haven’t heard anything, but I imagine once “The Grey” officially gets started a lot of other things in the area will too.
Honestly I thought the same thing about the Grey condos, until I find out it was held in Site Review purgatory for 2 years.
I truly want to know why it took 2 years to get approved, which makes me think Merge Capital is having similar delays.

Unfortunately that’s not the latest. There was a site plan review for a building that shows major reduction in ambition and quality of design. That was more than a year ago and somewhere further up in this thread.

Right, still an improvement over what it currently is, but as usual, the value-engineering ruined the amazing first-render. Remember @elevatoroperator - the rule of thumb is: RALEIGH CAN’T HAVE NICE THINGS!!!

This is not intended to be a negative comment at all, but value engineering will almost always reduce the desirability of someone’s “dream” design to something that’s realistic and potentially not as desirable as the dream.
I like to look at the initial rendering as intent and have a realistic expectation of what the value engineered result will be. Now in the case of RUSBUS and their 2nd version of the ASR, I was absolutely disappointed but encouraged that they’re going back for another pass.

Technically, this isn’t value engineering. It’s cost cutting. Value engineering is achieving the same design intent with more affordable methods, without scope reduction.
This does not do that – it is a drastically different design with almost nothing in common with the initial render. What this is is a developer using flashy renderings to market/promote the potential of a site, but then not following through on that potential. The reason might be 100% understandable – maybe the economics of the “dream” version don’t work, or they’re hard pressed to bring in cash and can’t pursue something more ambitious on a tight timeline. It’s disappointing nonetheless because the bait and switch is becoming a pattern for them, and projects like this are actually being proposed and executed in other cities all over the country.
Don’t know if anyone else has seen or knows more about what this project will look like, but Passage Home broke ground on their affordable housing project in their old community garden/parking lot on Branch Street in South Park.
