South Park Neighborhood - Warehouses, Old Greyhound, and Cargill Site

I’m not really sure what’s going on there other than that it will be some form of subsidized housing (because that’s what Passage Home does). I wasn’t able to find any plans on their website.

The most recent detailed take on it in this thread was a post by @thehappysmith

Garner Rd Townhomes

Windows in and siding going up on the first set of units

Foundation poured for the second set

This was the latest I was referring to. 120 unit building and surface parking

Ah gotcha! I hadn’t seen that.

The description doesn’t sound great – half the number of units as The Lincoln on a lot twice the size. I’m hoping @thehappysmith is right and that will only be a portion of the lot, or even better if the developer is encouraged to be more ambitious during their development plan review

It’s been over month, so I figured it’s time for update pics.

Garner Rd Townhomes

A lot of progress here. I think they only had one building up a month ago, and now I think they are topping out on the third!?

Rezoning applied for in the South Park neighborhood:

West block proposed as OX-7 (with TOD), East block proposed as RX-5 (with TOD). Applicant noted that TOD allows height bonuses from 7 to 11 and from 5 to 8.

Let’s see if Livable Raleigh cares about this request in THIS single family neighborhood. I suspect that they don’t.

I’ve seen things on those skreets.

Any updates on The Grey or any of the other developments? :eyes:

Looks like this is new info (renderings, name) for what we’ve been calling “Garner Rd Townhomes” up until now. They’re well into construction

Summit At Sawyer

I’m having a harder time spotting the difference with this one, since the exteriors seem to be mostly complete

Toulon Place

Exterior being completed in stages

As always, I love the shady greenway nearby

The Gray

Seems like in the last 6-ish weeks they’ve completed the exteriors on the first three buildings, and have nearly topped out on the fourth

Well, well well……Shitty Hike…I mean City Hike. A beeeeeeeyooootiful stroll to downtown. In all seriousness, I like the attempt at infill, however that is still Urban pioneer territory. Probably be priced as if on St. Mary’s.

That’s a large area behind Toulon Place, it will be interesting to see what happens there in the future.

This might be my favorite post of 2024 so far!
LOL

And my favorite marketing statement of the year from their website:
“Enhanceable High-End Appliances, Finish & Features”

The area behind Toulon is all city-owned, part of the greenway system.
