South Park Neighborhood - Warehouses, Old Greyhound, and Cargill Site

I’m not really sure what’s going on there other than that it will be some form of subsidized housing (because that’s what Passage Home does). I wasn’t able to find any plans on their website.

Passage Home’s initial application info for the large lot surrounding the old minimart was for a 55+ income-limited community, which is sorely needed. They had wanted to acquire the minimart lot for some time and did so about…nine months ago? I was surprised by how quickly they did the actual demo after filing for the permit. Significant brownfield mitigation problems on all three lots involved, and actual movement on the lot is probably still at least a year away. No site plans have been filed.

Unlikely the entire lot is developed at once or used for a single purpose as it’s quite large, stretches down Hoke all the way to brewery building, and down Garner about 2/3 of the way to Saints Ave (the flat concrete pad at the corner of Garner and Saints is owned by the church at the corner of MLK and Raleigh Blvd).

The description doesn’t sound great – half the number of units as The Lincoln on a lot twice the size. I’m hoping @thehappysmith is right and that will only be a portion of the lot, or even better if the developer is encouraged to be more ambitious during their development plan review

Rezoning applied for in the South Park neighborhood:

West block proposed as OX-7 (with TOD), East block proposed as RX-5 (with TOD). Applicant noted that TOD allows height bonuses from 7 to 11 and from 5 to 8.
