South Street Area Condos and Townhomes

The Cameron Court Apartments on Hillsborough would be beautiful if they would convert those into condos and paint them white. Wouldn’t be as much height, but they would look similar to “The Wade”.

If anyone is interested, The Lynde is now taking reservations.

For a fully refundable deposit of $1000, you may reserve your favorite floor plan and floor level. We expect to convert reservations to contracts in January, for those who would like to move forward.

From my perspective, I feel like all South Street “area” projects have been tracked here so why not keep it here along with the history.

I sent an email to them a few weeks ago from their website asking if the construction was concrete or wood but they haven’t bothered to reply.

Tell them your pre approved $900,000 loan will be taken elsewhere unless they have concrete.

For $500/ft2, I’d certainly hope not.

Wow. 14-18 months seems pretty slow for a stick framed 4 story structure. I guess that includes all footings/foundation.

I do not understand all the wood (other than cheep) in Raleigh!

Here is a 4 story building going up in Boone that 3 story apartments over medial office/parking. It’s all steel with concrete floors. Guess they are behind on construction,this was taken Christmas day and can see workers.

that is 5 floors 4 apartment over office and retail, that is also all steel, with concrete floors, over concrete first level. The last few hotels build here have been same construction. But seems every thing in Raleigh under 6 is wood?

there is some 4 story wood framing but most of anything over 3 story is all steel. There is a new low in hotel on edge of town (do not recall name, but like a Hotel 8 type) going up that’s wood.

R-Dub when I built my house it’s mostly steel, but then I’m in exposed at over 5000’ elevation to very strong winds. An official wind gauge about 8 miles way on another mountain just 100 ft or so taller last winder record 121 mph gusts and 90mph sustained during a snow storm. If anything is out side it better be VERY heavy or nailed down :grin:

I used to have a little place up on Sugar at about 4600 feet and there were winds that made me think the roof was coming off! But not like that!

Trust me, I agree and wish they would not be allowed to put in wood… but curious… does that factor into the price point they are selling these? Much lower than the concrete Fairweather

I don’t think that it’s lower than Fairweather. Per square foot, their pre-construction pricing is hovering around $500 per ft.
@OakCityDylan what was the preconstruction pricing per square foot at Fairweather?
Right now, Lynde starts one bedrooms at 720 ft2 & $350,000, or $486 per ft. Two bedrooms start at $505 per ft. 3 bedrooms start at $503 per ft. You can bet your life that these prices are for the lowest floors with the worst views.
Right now, #204 @ Fairweather is 967 ft2 & 450,000, or $465 per ft. #203 (3 beds) is $750,000 or $445 per ft. Penthouse 507 is 1932 ft2 and $525 per ft. I suspect that these prices were lower in pre-construction.
Lynde is wood; Fairweather is concrete. These pre-construction Lynde prices are atrocious in my opinion.
