Rezoning from RX 3 to RX 4 for a portion of The Lynde
News from one of my neighbors Hearne Automotive (the former Men At Work CarWash) is up for a rezoning. Possible reuses seem to indicate a bar and outdoor seating. Meeting on 2/19. I’ll be in PA but I’m sure I’ll hear some news about it. Will report back
I think this is the same owner – or group of owners – as the property next door (The Vault). The letter indicates this could be a bar, which the owner mentioned as an option for this property. But it also says “to allow for a potential compatible use on the adjacent parcels.”
This is probably a good long term move for this property, but I bet the near term benefit will really be for the building next door.

I’m holding out hope the service station becomes a Cocoa Cinnamon since they have experience with such conversions and have no Raleigh presence.
That’s based on absolutely nothing but the fact I wanted to go to Cocoa Cinnamon on Saturday and didn’t want to drive to Durham. Whatever happens with either parcel I hope it happens soon. We have all these things coming to the neighborhood (which needs a name of its own. It’s not really Boylan, it’s not the Warehouse District, what is it?) but everything is a ways off, Sam Jones BBQ at Dusty’s, Park City South, South Street Condos etc.
I want something now.
I was going to say Hungry Neck. But, I believe that’s East of Oakwood.
I’m pretty sure this area was once considered the Fourth Ward (most of which was removed by urban renewal).
I’d be down with that. Something like that would probably spike housing prices another 100/sqft in Boylan Heights…alas.

This really surprises me given wood framed construction and the price per square foot. Good for them.

Nope. No sign of when they plan to either. It’s almost 40% reserved too.
I did see that the Planning Commission just voted in favor of making the second (and larger) building an additional story. (4 that looks like 5)
Just wait until people see how really small many of those living areas are the first time that they step into their $500/ft condos. Sorry to be cynical/critical, but many of their rooms are really tiny, including some master bedrooms.
You’re not kidding. Some masters are 10’ 11" x 10’ 3". I used to work in a cubicle about that size!

11’-10" x 9’-7" (this is like Paris small)

These are really small rooms folks. Don’t let the furniture shown fool you into thinking that these spaces will accommodate much more than small scale “Ikea” type furniture.
Z-45-19 “The Lynde” will likely be approved at this afternoon’s CC meeting. Planning Commission approved 7-0 and the request is found to be consistent with FLUM, Urban Form Map, and 2030 Comp Plan.
Was this one they requested a higher floor count?
Yes, but just 3 to 4 stories. Nothing drastic. Council could also set a date for a public hearing on this case, or send it to committee for additional review. Hopefully they don’t think those steps are needed and vote to approve.
