The rezoning allows for this, and the neighbors requested it, however the developer does not have experience with it and likely won’t do it. Pretty sad honestly.

Super dumbbbbb. UGH. This area could become a sweet little retail/food zone (already pretty much is!) but they’re ignoring the possibility of having a continuously active streetscape with people not only living in the neighborhood, but coming to visit.

Are there going to be more Lynde buildings? If so, how many?

I don’t think ground floor retail is appropriate for this particular building. These retail afterthoughts never seem to lease well. I think a retail first designed center with more character would do better. Too many empty box style retail spaces already vacant around downtown.

I’ll admit they have a snazzy site that really tries to connect them to the community. They push their proximity to Dix Park, which was pretty cool.

I agree that retail afterthought is not the best way to go about it, however the shops across the street (Boulted, Men & Work Barber, Artikle, etc.) seem to support the theory that more commercial in this are would do well. I’d love to see this area have a similar vibe to Person St. but developers seem keen on a ‘quick’ buck these days.

If they add another story, do the people who thought they were getting a top-floor unit when they pre-purchased get first shot at grabbing the 4th floor units?

I believe they are only pre-selling the 1st of the 2 buildings which will stay at 3 storys.

Lynde hitting the MLS today. 720 square foot asking $350,000. Also noticed a one bedroom Fairweather fell through but back on the market today.

I agree. But on the other side, I think people buying at that price (350k, aka some of the least expensive total prices for new construction) are more interested in being able to own a condo in DTR than they are in Price PSF. If I were the sales person, that’s what I’d be promoting.

Obviously hard to judge demand currently, but given this is past us by summer and mortgage rates drop it may surprise us. Not a lot of competition for new build right now in downtown.

@JDenny/@Boltman, That’s what Lynde has going for them. Low inventory and options for condo ownership. It’s also an up and coming area, but not there yet. We’ll see. I’m definitely not hoping they do poorly, in fact I’d love them to do very well to encourage more condo developments.

I’m a little surprised at how well condos are doing given the financing restrictions post housing bubble. Or have those loosened again?

Appears the rezoning request was approved yesterday in City Council. Raleigh Wire reports:

General Questions section of the rezoning notification letter (page 13) has some info. Keep in mind this letter was from November of last year.

Not necessarily thrilled with this answer. They have built (and are building) a number of other condo buildings (including the Lynde), but they’ve specifically picked out their building in Durham, The Brannan, as a comparator. It feels like they’re telegraphing that we can expect that these will be similar to the those. There is some retail, but only around about a quarter of the building. The rest of the ground-level experience is flat brick and stucco.

Hopefully will get some street-level activation. It does look like the Brannan in Durham is wrapped with some retail, but only along about a quarter of the building’s perimeter.

I wonder if this is still the case, despite the upzoning and COVID-19?
