South Street area Condos and Townhomes

I mean I’ll take a 5-over-1 over a 4 story building anyday, just hope it has the same level of quality design that the Lynde teased. But yeah, with all the retail activation along South St now, I cannot imagine they wouldn’t plan for ground floor retail here, would instantly turn South St into a Person St level retail corridor.

10 on the city side, 7 in the mid-block, and stepping down to 4 on the BH side feels pretty normal to me for a block that transitions from a downtown district to a historic residential one. Of course, Raleigh hasn’t had that many of these sorts of transitions to think about yet - do BH residents want to acknowledge that they’re right next to the city center?

Other than this - Cameron Park doesn’t seem to mind apartments across Clark and St. Mary’s, Oakwood is buffered by the state parking lots and Blount St. mansions, and Glenwood-Brooklyn doesn’t have the political pull, and has Peace St. as a hard stop between it and Glenwood South.

I just emailed with Morningstar and the letter is a bit confusing. The addresses and current zonings didn’t line up and I jumped to the wrong conclusion.

Here is what I learned – which does make more sense.

We are proposing to keep it at 3 on the western parcel, then go to 4 and then to 7 at the intersection with S. Saunders. We can clarify at the meeting and certainly have massing and other visuals to see it.

I’m just really hopeful that SOMETHING gets built here. Years of neglect are really making the corner of an otherwise vibrant area pretty gross to be honest.

Regarding heights and transition to historic SFH neighborhoods…

Kinda wish that 4-5 floor heights at corner lots was normalized not even transitioning to the SFH but even IN these neighborhoods.

Probably not a popular opinion though.

Entitled means the property has finished being subdivided and recorded for the proposed use. Think of title in terms of insurable ownership like a clean title for a car. Entitled means the townhome lots are ready for permit, not theoretically there per general zoning

The project across from The Fairweather and catty-cornered to Sam Jones is in the TBJ this morning.

8 3-story townhomes with roof-top decks. Expected to start in the 900,000s.

I have a feeling these prices will actually go higher.

There is definitely an obsession with the color white, especially with these new townhomes.

They look more like monochrome renderings to me… either that or there will be some very drab landscaping :smile:

But if they are mostly white then we can expect them to turn yellow annually with all of the pollen, which will be fun to see.

I took some shots today but you beat me to it! While I am sad to see some of those more mature trees get removed, I am THRILLED to see the bush line that followed that sidewalk to South St removed. I know @svp knows this, but every 2nd and 4th Saturdays we do street cleanups, and that bush line is a literal trash haven. Dozens of bottles and cans and all kinds of stuff end up there, every other week! Now I have to go somewhere else to look for trash to get my quota.
