This should be the last parking level and then four more floors of residential.

Updated aerial shots. I think this is something like 5/2, no? Stick should start taking off soon? Or did I misremember and this is all concrete?

Viva Pedro para siempre!!!

My apologies if this has been discussed… but even scrolling all the way up, I don’t think I’ve seen an actual floorplan for the apartment building that’s currently going up - is there supposed to be street-level retail space planned in this one? :crossed_fingers:

I doubt it, considering its location would be hard to support a random store or two, plus the description on its website:

The Acorn will be a 7-story apartment building near Moore Square in downtown Raleigh, with amenities such as a fitness center, clubhouse, and a pool on the fourth floor with views of southern Raleigh. Plans for the apartment building feature four stories of apartments over three stories of shared structured parking.

Now a corner store on the empty corner lot to the south, that would be perfect.

No free parking no retail. Retail does not have the foot traffic downtown

My view of The Acorn from Skyhouse. Pumping concrete this morning for the last section of the top concrete slab. Already going vertical with stud walls on top of the previous poured sections.

Just posted this on the blog: Construction Update: The Acorn - Oak City CRE

Key Stats:

  • Developer: Williams Realty & Building Company
  • Asset Class: Multifamily
  • Size: 106 apartments
  • Height: 7-stories
  • Submarket: Moore Square District (Downtown Raleigh)

The Acorn

Located at 415 South Blount Street, The Acorn is part of a downtown mixed-use project that is building an apartment complex and hotel on the site of a former surface parking lot. The hotel is planned for 138 rooms (or “keys”) and the multifamily is planned for 106 apartments (or “units”).

Progress

I recently went by the site to check out construction progress. The developer – Williams Realty and Building Company – is also using their own in-house general contracting (GC) team for the construction of the apartments. At this point, construction has only commenced on the apartment phase which is on the eastern half of the site.

As of the end of June, you can see that they are currently working on framing and pouring concrete for the second level of the project.

On site you can see a large tower crane that sits in the middle of the site and can reach both the multifamily and hotel projects from the same spot.

More Info

For more historical imagery of the project you can check out the Downtown Raleigh Community Thread as well as the Surface Parking Lot Instagram account.

This might be a really dumb question, and also might be buried in the posts above, but have they announced which hotel brand is taking the other portion of this project? Just out of curiosity honestly on my part.

EDIT: Nevermind, if my eyes worked correctly today I see Marriott is in the title of the thread here so I’m assuming it’s a Marriott-brand hotel.

Pumping concrete this morning for the top slab of the third floor of parking. Four floors of residential to follow wrapping around a pool that can be seen located along the southern edge.

Parking levels basically wrapped up. The next floors should go up pretty quick. So close to the rendering I can almost taste it. :stuck_out_tongue:

Seems they have at least one more floor of deck to go, no?

It’s 3 levels of deck with 4 levels of apartment on top. They have the 3 levels of deck completed, so it should be apartments next.

The rendering is confusing then, as it appears there’s 3 levels of open parking deck, but they’ve only built 2 levels of openings (if this makes any sense whatsoever haha, I didn’t know how best to word it)
