Becoming quite the attractive apartment building!

Saw on TBJ today that the hotel component is delayed still because of tighter lending requirements. Didn’t specify a timeline for when construction would start.

Maybe can result in either A: the current developer selling the land, resulting in a higher land value and thus the need for the next developer to rezone taller and build taller to maximize ROI, or, B: the current developer themselves needing to rezone/build taller to max. ROI since the cost of them sitting on the land will eventually balloon.

Typically, I wouldn’t say lack of construction is a good thing, but this could be a blessing in disguise. That property has a lot more potential than the Marriott TownPlace Suites planned.

The downside of this is that, if construction gets delayed, the Acorn may need to have construction-adjacent apartments have a discount lasting longer since there is now uncertainty as to when it will start. Hopefully, they put in good soundproofing on that side.
