Idk if this is satire but it’s pretty standard for a night club and necessary for the interior lighting and privacy.

I would think that a nightclub would try to strike a balance with the storefront. On the one hand, you need it dark to curate the lighting strategy. It needs to be private so that you don’t feel like you are in a fishbowl. On the other hand, it would also be good to give a hint from the outside that it’s active and busy to entice people to come inside.

They are by far the bigger of only two gay bars in town, that just isn’t necessary for them.

Well, the second part might not be necessary, but they still need to curate their lighting. Having car lights and street lights pouring into your space is not going to be preferable.

Sorry if that wasn’t clear; I meant that it’s not necessary for them to give people a hint of what’s going on inside.
Although Raleigh does require 50% - 60% transparency for urban street frontages there are also alternate design options that were presumably pursued in this instance.
A hearing by either the Planning Commission or the Design Review Commission can result in a determination that transparency can be waived if the proposed architectural design alternative meets approval.
From photo above the design is certainly visually interesting. Unknown as to whether there is also a degree of translucence included for backlighting.

I noticed Legends was finishing the construction of a fence on the east side of their building. I just wonder when the opening date will be? Seems to still be slow going on those permits or whatever.

It is now September 2nd and I am just curious when Legends is going to open? This has been some seriously long permit? delays with what should have been a straightforward project.

High Tide has been very successful in their space at 309 W Martin St, having expanded there a few times already. I wonder if this is in addition to their existing footprint or if they’re having to relocate due to the new development happening adjacent to it.
