The future of downtown's historic neighborhoods

It looks like a duplex, and single family home. I think the plans counted the number of rooms, or could be shared housing.

I think it looks great and fits with the neighborhood, can’t wait to hear from some NIMBY ghoul about how this is a calamity or violates their constitutional rights to property value.

The “house” looks more like two junior 1 bedroom units stacked on top of each other.

It appears to be two units in total with first floor kitchens.

The ADU is this stock plan:

The “duplex” sure has some interesting synonyms for “living/dining/kitchen”. The trick is that a stove is what defines a kitchen and a kitchen is what defines a dwelling unit. They’re limited to four unrelated persons per unit by the UDO definition of a household.

Their website shows a few other properties which are rented as 1BR suites; some pictured don’t have stoves. $1900 for a 1BR (furnished, without a stove, maybe it’s month to month?) vs. $1700ish for a normal 1BR elsewhere, on a 1-year lease.

In such a small living unit they are putting in side by side washers and dryers? I am all for these sorts of living spaces and I suspect that they will be quite popular, but side by side seems like a waste of space.

Thanks for that link.
Q1: Does this mean that the ground floor unit can lock out the upstairs unit but not vice versa? Why does the ground floor unit need a door into the foyer/stair landing of the second floor unit?
Q2: How can anyone call at room that’s 11’8"x8’2" “great”

i have a tiny kitchen. i can see a larger family perhaps needing a 30" range and oven, microwave, etc. but I got this: PowerXL Smartsynx™ Duplex Oven | PowerXL and have had good results with countertop induction heaters…and as a single person, or a couple, I could remove my 20" oven, 30" range and replace it with just countertop space and receptacles…and have more flexibility and cook everything I need.

The Wake Forest Road assemblage rezoning and delisting from the historic district passed 7-0. Some nice (if poorly kept-up) old houses, but that’s a prime spot for mixed use.

Going to be a boutique apartment building from the same guys that did The Rigsbee Collection in Durham. Based on their past work, should be a nice addition to the neighborhood

Update on a nicely done pair of dwellings replacing a parking lot at 307 Boundary, one lot away from Person Street across from the BP station.

It is spreading like a seafoam virus across the city…the state…the world…I am not sure I can take seeing this everywhere…I must go rest now.

It’s finally happening!

Funnily enough, they had all the signs out for an Open House with balloons and everything for prospective renters this week. Hopefully just for one year contracts

Yeah, I kinda feel like they are being pretty shady for this, knowing the plans forthcoming here.

I don’t understand how it would be shady if it’s been very public that they are trying to redevelop these old things. This thing is at least 2 years from shovels. Unless the property management is telling people that they’ll have a longer term solution or signing up multi-year leases that’s kind of the understanding.

Public knowledge for us, yeah cuz we keep involved in local happenings & news. But there’s so many people moving into the Triangle every day you just know there’s some folks who see this complex and think it’s a great option to live. And that’s fine, if they have a big sign up in the leasing office that warns you “Hey, before you sign the dotted line, just know this place is gonna be torn down in a couple years!”. But we know they aren’t doing that. And therefore, to me, that is indeed kinda shady. Most people moving to a new apartment in a new city are gonna be hoping to have the option to live there for more than just one year. Knowing these apartment companies, you know they’re doing their best to not bring it up.
