I also propose we rename the color sealeigh green.
For all the haters, this is sorta like the color of new leaves in the spring - new growth, just like Raleigh.

The owner of the sad abandoned houses on Wake Forest Rd. north of the Person St. shopping strip is trying to get them removed from the historic district so they can build denser mixed-use.

This kind of development promises a brighter future for local businesses, aspiring residents, and the entire city of Raleigh. So, naturally, it’s a threat to the neighborhood and must be stopped.

A lot of these back to back townhouse projects are going to be a parking nightmare for owners of giant trucks and SUVs. It’s also going to be a nightmare for the other owners as well. If buyers don’t know that in advance, they are going to be pissed when they find out that they can’t maneuver into their garages (which are likely too small for those vehicles anyway). It’s not that I have any deference to these giant vehicles, but I do think that developers and their representative agents should be transparent and honest about what folks are buying.

And beyond the annoyance of that alone, one look out across the alleyway of their front window they’ll be able to see what 3 different units are cooking for dinner or watching on tv. The one’s on New Bern similar to this are in bankruptcy hold by the bank so we’ve been unable to see these become livable.

I thought of those on New Bern as well.

The one’s that were in foreclosure on New Bern were sold last week, along with 908 New Bern. LYNK Capital was the highest bidder and got both projects for a total of $11.5M.

$11.5M for 38 townhouses. That’s nearly $303K per unit and they aren’t finished, right? Does anyone remember how much these sold for originally?

(I had to revise my math. I think this is now the correct count of units)

Started around $420k when they first hit the market. Last few that went under contract were in the low $500’s.

I’m pretty sure that those who bought first pricing phase have no hope of replicating that price. I feel badly for them.

Looks like a surface parking lot getting turned into a small apartment building and a house on the edge of Oakwood. We love to see it.
