It is common for other developers to conveniently “leave out” other competing developments. This happens all the time in Charlotte where you they use older photos or don’t mention projects under construction. You can view your leasing plan from CBRE here

Is that some rooftop amenities on that top level of both buildings or just apartments with higher ceiling heights? These are looking great.

How many total units? This project is basically the the seed that starts the south Raleigh densification. I hope the BRT South is actually useful to these new apartments going up in south Raleigh.

I think there is some paperwork left to do to make the approval official, but it seems like the next step will be to file for permits.

I have high hopes for this project and this area as more of the park, neighborhood, and infrastructure is built out. This area, right next to Dix Park, is special enough that construction may continue apace in spite of moderately higher interest rates and gradually dropping rents elsewhere.

On further investigation they may have been applying for Phase 2 permits since literally April of last year? Many elements seem to have already been approved, including things like building footings and foundations.

It seems possible that they are going to proceed directly from Phase 1 construction, to Phase 2, with almost no delay?

At any rate, spending this much on finalizing plans and getting them through review is almost always a sure fire sign that funding is lined up and construction is imminent. Exciting times!

I wonder if they’d want to go ahead and start so some of the loudest construction isn’t right when they are trying to lease out all of the units that just finished.

On third thought I think I am wrong, those permits that are in various stages of approvals could be for the Phase 1 buildings, and all the approvals and submissions in recent months are for revisions to the already-filed plans.

The confusion is because phases 1 and 2 seem to be lumped together under the same development in Raleigh’s permitting and review database.

The only thing that I’m sure is moving forward for Phase 2 is the site review.

675 give or take a few. I think the second phase is supposed to add ~325 more apartments which will bring the entire count to about 1,000.

Isn’t Phase 3 planned to be office space? Obviously that could change but, I doubt it will.

Is 525 units based on this article? Unless the footprint is absolutely MASSIVE, that seems like an impossibly large number of apartments for a 20 story building…I’m pretty sure that would be the largest apartment building in NC by a considerable margin (other than Hub On Campus which isn’t exactly perfectly comparable since it will be a dorm). And if that is true then would there even be any room left for a Phase 3?

It is going to basically be a large 20 story tower and a large 8-story midrise bulding tied together in a single structure. So, yes, 525 is the correct unit count, and yes, it is going to be massive.

The area at the corner of Hammell and South Saunders is the part of this property that is earmarked for phase 3 (at the bottom right of this site plan).

Thanks. That makes way more sense. I was thinking there’s no way they are squeezing 525 apartments into a single 20 story building lol.

I am pretty sure that, for non-dorm residential buildings, The Ellis in Charlotte is currently the largest apartment building by number of units. Similar concept…tower surrounded by a low-rise, with 549 total units. The Moore Square mixed-use project is slated to edge that out though, and the Turnbridge project at Seaboard will trounce both of those. In terms of single buildings (without an attached low-rise section) I want to say The Vue is probably the current largest single apartment building in NC by unit count (403), but there are multiple buildings under construction in Charlotte that will surpass it, and the Nash Square apartment tower has a shot at cresting that figure as well. The largest planned single building that I know of is the former Duke Energy data center that will be converted to apartments, and will have 447 units upon completion (and 50k sf of retail). There’s another planned tower over in South End that is supposed to have 446 units.
