Peace up in Glenwood South has 417 units and should definitely count as a single building, plus the bonus of having a grocery store on the ground floor.
The way student housing is built these days there isn’t much distinction between dorm and general occupancy apartments beyond marketing. Perhaps a higher bedroom count per unit. And with Hub On Campus on the way with 667 units… if we do count that, it will probably be a while before anything else catches up.
For some reason Peace always slips my mind, but yeah that should be the largest single building in NC by unit count. Queensbridge might top that but it’s unclear how tall it will be or how many units it will have. Last I heard was 42 stories and 410 units, but I’ve heard whispers of 45 floors and I don’t think anyone knows for sure. It’s about 30 floors up as of this comment and already looks ridiculously tall.
I think it’s tough to lump in dorms with general apartments. At 1M sf and 667 units, Hub On Campus works out to just under 1,500 sf per unit before accounting for any amenity space, and each unit has 3-4 bedrooms iirc. That’s pretty small compared a lot of recent apartments, at least on a per-bedroom basis. Definitely a ton of density though which is arguably the most important thing.
Queensbridge is 42 floors plus 2 top level mechanical floors. I think it is 410 units. I think the Weld is the largest apartment complex underway in NC right now.
You guys really are making it sound like we have two steer at the State Fair for judging. As two stand alone projects, you would be jumping for joy to have the height and the design of either of these two buildings. Just saying. They both be pretty.

Plus like those pool deck locations with lots of sun. Many times high rises shadow over their own pools.
That’s pretty surprising! I can’t think of a single city in the U.S. where you could add around 1,200 high rise apartments units with structured parking outside of a central downtown area. It really makes me wonder about the road infrastructure and the potential traffic impact from such a high level of density.
