Nice pair of apartment buildings.

The progress confirms that I still like the one on the left better than the one on the right. That’s Gensler’s tower.

As @Alan mentioned, permits for the 2nd phase were submitted a few months ago and are steadily moving forward. (Link)

So, how come developers can find a way to build towers here (just beyond downtown proper) while towers in the core of downtown stall, get canceled, etc.?

Opportunity Zone

This project has been in development for 4+ years, benefiting from access to very low-cost capital. As mentioned by TDR, the Opportunity Zone component has provided an advantageous boost. If the project had started from scratch within the past 24 months, it likely would not have progressed under current market conditions. From what I understand about their capital structure, they’ve effectively managed to recycle their capital to fund subsequent towers. In my opinion, this project is a great example of outstanding capital markets execution!

Right tower = better parking deck wrap, therefore objectively better IMO. The left building could’ve looked like the Sydney Opera House, but with that giant wall of concrete slabs below it completely exposed with poor, nearly pointless screening, it wouldn’t even matter (again, IMO).

To me the right tower is more “interesting” in its contrasting black and white colors and inconsistent window pattern. But the left tower looks classier in its various shades of gray and glass and balconies. Overall i like both, but slightly prefer the left one.

Imagine how nicely this would connect and look if/when Heritage Park gets redone.

love the pics. Not a fan of the random pink squares and rectangles between the windows and the rest of the white side. I mean it’s better than seafoam but to me it just looks cheap and inconsistent with the quality of materials on the taller structure. Hopefully it’s just a lighting thing but so far, that part (is the only part) I don’t like.

That’s definitely the lighting. The sun was getting ready to set so everything was kind of glowing.

The unidentical twins have been named:

  1. Ray at the Weld (1000 Hammell Dr.)
  2. The Holston (1020 Hammel Dr.)

Where in the $%$# do they come up with these names?? And they don’t rhyme nor do they even go together. I am so confused.

Maybe we could start a naming committee on here and sell our services to downtown developers. I bet we could come up with some great options!

It has to be some sort of automated online name generator because those are dumb.

Is is Holston or Holstein in nod to NC State and their nearby dairy farms? These names are getting so weird. Both should be named ______ at the Weld.
