This project puts high rise buildings only about 1 mile from the Downtown South project. Will be interesting to see how this project to Downtown South fill out over the next 10-15 years. I think they’ll feel pretty connected by the end of those 15 years. South Saunders is going is going to be a main part of downtown someday.
New render in the TBJ…
Says developers secured financing of 700M for the project. Market delivery estimated for 2025.
This, the Kane project off S Saunders and Lake Wheeler being redone is really going to transform this area. I can’t wait to see it in a few years!
Love the quote in the article from the Mack Real Estate Group CEO “the location of The Weld is contiguous to one of the largest new park developments in the United States. Our goal is to create a vibrant new neighborhood in a burgeoning and green urban environment.”
Largest new park in the US is a nice thing to associate ourselves with.
This is what we expected for Park City South or whatever it’s called now. Glad this is going up as well.
I love that it’s Kane’s son doing it. I hope he starts doing a bunch of his own stuff around Raleigh. We’ll have to make sure we can tell them apart tho.
Big Daddy Kane. OG Kane. Kane the First.
vs.
Son of Kane. Baby Kane. Kane Jr.
If I can be the turd in the punch bowl, they are doing it in phases and the financing was only secured for Phase 1, the larger building fronting Lake Wheeler. So still excited but I’m tempering my enthusiasm appropriately
This is correct, per the TBJ article. Secured financing for phase 1 which is both 20 story towers.
This project is really moving along. I’m no construction expert but every time I drive past it looks more and more serious. They appear to be building retaining walls at the south end of the property and what looks like a pile driving machine is on site today. Excited to see this one go up so quickly!
I’m really excited to see these towers rise from the ground and even more excited to see what they have planned for phase 2
You know, I always spelled turd with an e. Terd. It looked so weird to me in your post I had to go to Google Ngrams to see which spelling was more common. It seems I’m all but alone in my spelling. I wonder how I came up with the e?
Then again English being English it could just as easily be spelled tird or tord and be pronounced the same.
Anyway back to our regularly scheduled programming.
WRAL Techwire picked up the artile too and they mention it’ll be the two towers in phase 1 also. Maybe I missed the part where this thing will be called ‘The Weld’ now? I’m sure some overpaid consultancy group helped come up with that name for them
$700 million mixed-use project near Dix Park secures financing | WRAL TechWire
As someone who works for one of those overpaid consultancies, coming up with the name is the easy part. Getting everyone to agree on a name and being someone to blame if things go upside down is where we make our fees.
I think my comment was more in jest at some of the weird/goofy/hip/etc. names these developments have nowadays. For instance, out here in Holly Springs I drive past this huge new bio/life sciences development called ‘The Yield.’ This development is sandwiched in between the new FujiFilm development and the existing Sequiris plant. Always thought that was kind of an odd choice for some big development they’re building as fast as they can but that’s just my opinion.
Ok hope I’m wrong but I was going off of Clancy and Theys’ RFP that says the two towers will be staggered - it’s up there somewhere but I’m too lazy to link to it. All due respect to the well-meaning folks at TBJ but they can be a little fuzzy on details like that.
The RFP states that they are staggering the start of construction for the two towers by 5 months. That would lead me to believe that they are both part of phase one.
