Million bucks gets ya one parking spot in your garage if I’m looking at this right for some of these units?
The Clark Townhomes sold for that price with one garage space.
That seems crazy in a car-centric market like Raleigh compared to buying a million dollar place in New York or Boston but what do I know.

Here are some comps in the Village District area.
Not disagreeing with the price as I remember seeing all the Clarke townhomes selling out. Just surprised someone would want to sink that much money into a place with only one garage. Even in one of those links you provided you’ll see there’s three cars parked on the ground level in the combo garage/carport area.
This is a very car dependent market and for some reason I don’t see whoever buys this place jumping on the BRT routes in that area to get around. Something’s gotta transport those golf clubs up to Carolina Country Club
I think we would all be surprised by how many units would still get built without lots of parking anywhere around the walkable ITB areas.
Surprised in a good way, as in people don’t value parking spaces as much as you might think. Not everyone, maybe not even a majority of people, but plenty of people would pay a lot for a place to live in a walkable area without much parking as part of it.
On first glance, I wouldn’t consider this site walkable. But I guess only 0.7 miles to the Harris Teeter and the Village, maybe I need to shift my perception.
Not the best example for sure. But Mandolin and 5 Points are not impossible either . Certainly e-bikable to everything downtown and around.
There’s that mixed use apartment and retail on Oberlin just south of wade
But this is a prime example for the need of more neighborhood corner stores and cafes.
I have more walkability out in Wendell Falls than many places ITB and that’s just inexcusable in my opinion.
I forgot about that one at Wade and Oberlin! It was part of apartment madness last year lol. I get tropical Smoothie Cafe there sometimes.
Great to see the townhomes front Oberlin, will hopefully help make that area a little more inviting for pedestrians considering it’s currently a mini-highway interchange. Bridging that gap is the only thing keeping this location from being very convenient to the Village District.
Rezoning request case Z-56-21 was for the old K&W Cafeteria plot from 5 to 7 stories (sorry for not providing the specifics). I don’t think this was ever mentioned on the forum but it just passed CC and is intended to be used for a hotel as I understand.
That would be really cool for Cameron Village. I’m sure some people on here have fond memories of K&W, but I’m not one of them. Talk about upcycling…

But I have to ask… what more can you ask for in terms of walkability? Within a 15 min walk from the Clark townhomes, you can:
- get groceries
- visit a library
- buy clothes
- have them dry cleaned
- buy liquor (only worth mentiy because that’s not everywhere in NC)
- go to a gym
- or yoga studio
- get breakfast, lunch, or dinner including casual and down right delicious (Ajisai)
- get medical care
And you get a 1 car garage?!?!?
Just because the walk isn’t lined with murals and Dutch pedestrian facilities doesn’t mean you can’t walk it
Still would like to see the Village District revisioned into mix-use shopping with either underground parking or discreet consolidated parking structure. It’s walkable but in the way where you have to avoid getting hit by cars since you’re always need to cross the parking surface to walk across the development. I guess basically the future Midtown Exchange.
The Village District is 70%+ black asphalt. Wouldn’t a grassy plaza with a water feature be a boon to business?
last tine I was at Cameron Village K&W, I received a dish of steamed cabbage with a upturned dead fly on top as garnishment. But that was many many as in around 50 years ago.
Ya. That was my point. Distance-wise it should be walkable. Just doesn’t feel like it.
I love those townhomes, and would live there in a NY minute, but for two problems: 1) They far exceed my needs (too big), 2) They far exceed my budget.
I agree that it’s a fantastic location for walkability. As much as I walk, I’d even add to the list of walkable places like…

The discussion was about 1302 Oberlin by the way. I wouldn’t say “fantastic” location for walking, but maybe decent if you are motivated to make it work.
Edit: Now I see @evan.j.bost you were also referencing Clark Townhomes. Original comment was about the new ones at Oberlin/Wade.
Understood - yeah crossing Wade. Ave is a bit more treacherous than walking down Clark.
