And all the curbside food pick ups, ban those before the next carpox, monkey pox or whatever. That way we can put the death nail in these restaurants downtown. It’s a good plan, then no one will drive to downtown because there will be nowhere to go. Not enough people living downtown to keep places open, if we ban the cars downtown will be renamed ghost town. Lots of empty store fronts as is. Then we will be ordering food in from someone outside downtown delivered by someone in a car. Be careful what you wish for.
Suburbanites don’t need to drive to downtown to go to McDonald’s, and most businesses downtown don’t need a drive-thru to be successful as evident by just how few of them have them. The very few that do have drive-thrus are suburban model, car oriented businesses that just happen to be downtown, and save for (perhaps) Krispy Kreme, have no nostalgia or culture of the city associated with them.
Suburbanites are not downtown’s saviors. While I don’t have the data, I am pretty confident that most suburbanites never patronize downtown restaurants, and for those who do I suspect that most are doing so very infrequently. Certainly those living ITB but not downtown are likely more frequently patronizing downtown businesses, and I doubt that many would “die on the hill” of saving fast food drive-thrus in the city center.
To be fair, there’s been a lot of dense development around The Village District and there’s another one on the way with the new Camden project. This was Oberlin 15 years ago.
Jeni’s Ice Cream will be opening in the Village District. Village District seems to be doing very well tenant wise as of late. I just wish it felt more like a downtown than a shopping center or at least felt like there was a cohesive / natural connection to the core.
Looks like those are condos, not apartments, which is nice. Nothing wrong with apts, but we get an absolute ton of those, so it is nice to see some units people can own.
Early phase client review : “Hey crew, this is looking a touch bland with the brown / grey scheme.
Can we zhuzh it up a bit?”
Answer : “I’ll see your zhuzh, and raise you a spring teal external stairwell skin for $5k Alex”

It’s so close to looking decent imo. They just needed some distinct articulation at the ground level, like a slight set-back or different material. As is, the building looks awkwardly plopped on the ground. Love to see condos tho!
The “design” may be a victim to a horrible rendering. Then again, what do you want for a 3/4 million condo that’s less than 1500 ft2?

I do like that the balconies are inset and not stuck out like an afterthought.
Agreed, the inset balconies are nice. I don’t care for the lifeboat style balconies that just jut out. To me those look cheap and unsafe. I’m sure they are designe/engineered to be safe, but I would feel a bit queasy on that type.
Wouldnt mind some kind of hybrid design where they are mostly inset but bump out a little to give a more open feel
