That seems to be the more dense product of choice right now. I am glad that something will be built. Just a bit bummed on the condos.

I believe the neighborhood has moved beyond the density suited for townhomes. These will be 4-story buildings, including the rooftop deck—3 full levels with the lowest being the garage. From the street, they will appear as 2-story buildings with a rooftop, similar to their Clark project. Initially, they had plans and by-right zoning for 5 stories above Enterprise. In terms of gross square footage, this project is significantly smaller overall and not the correct pivot.

Curious to see where pricing lands, assuming they are going to ask the same $700/SF, but I am not sure the neighborhood is ready for ~$2M town home. The 2329 Clark Ave townhome listed for sale at $1.25M with many price cuts isn’t moving (down from a high of $1.5M).

It wasn’t ugly or anything, but it was just so insanely bland/boring imo. I’m kinda glad to see people expect more for $700/sf.

Copy/paste for about 90% of Raleigh developments, IMO. Severely shortsighted development for what is supposedly one of America’s fastest growing cities. Makes zero sense to me.

I suppose. But I think there’s also something to be said for simple design as well. I was just talking about the exterior, can’t remember what kind of amenities / features it had to justify that price. But I doubt the exterior renderings turned people off from the price.

Preaching to the choir! I’m always after simplicity, but simplicity isn’t the same as bland/uninspired. And if you’re asking the highest prices of any new housing in the city, it’s probably a good idea to avoid either of those qualities. I think (at least some) buyers do pick up on the subtleties that distinguish quality simple design from something more run-of-the-mill.


If not for the large windows and balconies I could’ve mistaken this for student housing. The base treatment was also really odd in the way that they just continued the facade to the street level with no distinction of the ground plane. It was just awkward/clunky imo, but I appreciate that others feel differently :man_shrugging:t4:

This project not going forward as condos is no surprise to me. I couldn’t agree with you more. I’ll add that you can’t just slap some fancy features in kitchens and bathrooms, and put in a NanaWall system to a balcony, and expect folks to pay those prices.
I can also argue (again) about first floor units and their relationship to the sidewalk and security/privacy, but that horse has already been beaten.

More likely just a resident amenity deck.

Every time I pass this building I think it’s a shame there’s not ground floor retail.
